Dear Mr. Dunn,
The purpose of this letter is to summarize my recent visit to your property, located at 2070 Carnelian Ln. in
Eagan, to investigate the drainage issues you are having in your back yard. The drainage from your back
yard is generally graded to run in a southerly direction away from your house toward the rear lot line. In
addition, the properties behind you as well as to the west of you also drain to and through your yard in this
same direction. From this point the lot is intended to drain basically from a westerly to an easterly direction,
through the rear of the lot next to you at 2066 Carnelian Ln. and out to the street on Flint Dr. I observed a
low spot along your easterly side property line approximately 4 to 5 feet from the rear lot line where water
is intended to exit your lot.
Unfortunately, on the other side of the fence in this location your neighbor has installed landscaping,
including rock which sits higher than the surrounding ground and is creating a dam, thus backing water up
into your property. Since the lots are fairly flat, especially in the back yard, it doesn't take much to pond
water and create an issue.
Ideally, your neighbor would adjust the landscaping, possibly reducing the size so it sits closer to the back
fence and allows water to flow through the property as intended. Beyond that, you are kind of limited on
your options since any grading on your property or adding soil to match the landscape rock would flatten
out your yard even more and reduce the grade you have coming away from your house. This could
potentially cause water to pool closer to your home, creating even worse problems.
