Memo: Tt is my understanding that a"Superior Waik" foundation panel at the corner
where the garage wall abuts the house was damaged at the exterior face at
approximatety mid-height of the 9 R. t31t panel (see attached drawing). As
requested, I tulve reviewed the design loads on this panel from the garage roo£
According to my calculations, the damage to the exterior face sheil concrete will
not have any effect on the stcvctural capacity of the foundation wall panel to
support the maximum design loads. The reinforced hprizonCal concrete header
across the top of the panel is designed to span between ttie concrete studs at the
inside face of the panel. The studs carry the vertical loads from the roof (er floor)
above to the crushed rack foundation. Tha wncrete header acts independently of
the face shetl (the euteripr exposed concrete surface) and thus can bridge across
any damage on this surface. A suitable concrete patch repair should be made if
the damage is exposed and also to sea{ the face of the panek against mois[ure
tntTUSiqn.

Dear Jeff:
This letter is being written due to a request from our client Mr. Jonah Anderson. Mr.
Anderson is building a home at 504 Chapel Ct. Mr. Anderson asked me to verify that he
and 6is wife Hailey are building their home in compliance with the plans and
specifications provided to them from Construction Project Services.
We herehy_confrm that they ane following the plans and specs very closely. W,
on the job process as needed according to the job pmgress>and dius far they have
followed Construction ProjgcLServ_ic-es re_c.omxnendations. j
An additional note here may also be heneficial. The home that Jonah and Hailey are
building has had 15 years of research and implementation in its design. It has been
designed to reduce energy cost, increase strength and above all eliminate mold. The
home is very energy conscious. The bath fans are located in the walls and they vent
down, the furnace is a commercial exterior furnace/air conditioner unit (no off
gases/water), the water heater brand name is Mazathon and with a mixer valve it is the
highest quality and most efficient water heater on the market (no off gaseslwater), the
kitchen range is electric (no aff gases/water), the dryer is electric (no off gaseslwater).
The in floor heat under the lower level cement slab uses Ray Chem. electric hearing
cables. This cable operates using off peak power. The cable has been placed in 18
inches of sand to create a very large heat mass. Below the sand is 6 mill poly (extended
outside of the foundation walls by over a foot, a true radon/moisture ban'ier) under this is
1-1f2" Styrofoam (prevents contact of ground temp. with heated sand, aiso prevents
puncture of poly by rocks). This basement slab system is additionally an excellent base
for the concrete floor.
The upper floor exterior walls use 1/2" plywood sheathing for strength. The reason for
the 2-foot center studs was not to reduce cost; it was to reduce the amount of framing
members (the fewer framing members the less cold conducted through these members
and the less framing members the more insulated area in its place). We have also
concluded since we have never seen a picture of mold in awall without the presence of
fiberglass that we would switch to Styrofoam insulation instead. We also know that
when two materials/surfaces come in complete contact with the other there is very little
chance for any significant drying to occur. This contact also increases the conduction of
cold or heat through the wall cavity when moisture condirions occur. Fiberglass becomes
completely useless at around 20 per cent moisture and with dew point conditions in watis
this occurs almost always. Fi6erglass ends up a block of ice in the wall cavity, we would
be better off with the dead air space. Using 4" thick Styrofoam (R-20) allows a 114" dead
air space between it and both the exterioi sheathing and the interior sheetrock. This air
space will stay dry and since it stays close to the temperature of the air space it is beside
it helps prevent dew point moisture in the wall cavity. Ohviously there has to be a dew
point between a freezing temperature and a heated cemperature, hawever since we have
4" of solid foam we get a dew point occurring somewhere in the foam but without
Y ?5/16/02 13:38 FAX 612 953 4797 CONST PROd SERV ¢j0002/0002
moistureinside_af_oucraaisture less Styrofoam. What we actually Ti ve is s center o
wall vapor barrier and a 1/2" foam vapor r on the frazning ri?mhPT intPri? surfaceVE7
s.
Note: We do not want either an interioraorexterior vaporbarr[e°F('fIvs traps moisture?
inside wall, a center vapor barrier dces not do this). ,
The thermal-strips on the interior side of the sWds and plates act as an insulator and a
vapor bazrier. Actually this prevents contact (touching) of the sheetrock to the framing
members. This reduces cold conduction into (around insulation by 50%) the home. I
believe we are the oaly system that actually insulates the enNre exterior wall surface,
100% other systems only insulate 66% of exterior walls (between framing members
only). The thermal-strips also prevent moisture between the backside of the sheetrock
and the interior face of the framing members. Additionally in the exterior walls we are
aying to avoid electrical outlets to the extent possible (prevents condensation build up on
boxes, mold prevention).
I am going to talk about only one addidonal item even though there are many other
things going on. The exterior corners. The oorners are foamed in with expansion foam
due to the difficulty of insulating in an exterior corner. Now it is very impoRant that the
corner is allowed to breath well. In addition we place over the exterior coroers vertical
1" x 3" pine and over that 1/2" x 3-1/2" Hazdi-Trim. The siding butts up against the pine
corner boards, which positions the end joint of the siding under the Hardi-aim. Then an
exterior paintable caulk fills the void under the trim to a dep[h of 1/2" back to the pine
corner boazd. This provides protection for the caulk under the trim boazd. These corners
cannot leak, even using a spray hose. Now with all these layers any additional vapor
resistance is harmfui, not beneficial.
To sum up this concept of building, this home has a no touch condirion between the
earth and the basement slab including its edges and a no touch condition between the
sheetrock and the frame. A complete therrnal-break is created for energy, mold
prevention as well as radon and moisture control. This home will also have a hepa filter
(not a bi-pass), which removes pacticles to .03 microns. The heat trunk is meated with
anki-microbial paint and fmally a U.V. light located in the return air duct that destroys air
born germs. It's as clean as the surgery room at the bum center. With the fumace
outside there are no venting problems, no gases, no water vapors and finally no need for a
Vanee air exchanger. (Air exchangers wouid bring in unfiltered air, moisture on humid
days, pollen, heat and cold, and if it changed the air every hour it would remove our clean
conditioned air).
We really are trying to help homeowners/builders build a better and healthier home.
We unders[and that some of these things may not be familiaz, however we have tried to
display them in the plans as best we could.
If you have further questians please contact me at 952-953-0330.
