At the neighborhood meeting for Project 784R you raised a question concerning the
difference between the assessable frontage in the feasibility report and the assessment
report. It is noted that in the feasibility report it was proposed to give your property a 75
foot corner lot credit, while in the assessment report a corner lot credit of 67.5 feet was
used to determine your assessment.
According to the City's assessment policy, the City is to grant a comer lot credit equal to
50% of the frontage on the improvement up to a maacimuxn of a 75 foot comer lot credit
for a street improvement. Your parcel would need frontage of at least 150 feet to qualify
for a 75 foot comer lot credit. The application of City policy to your pazcel results in a
corner lot credit of 67.5 feet (50% of 135 feet). Therefore, when the assessment roll was
prepared a credit of 67.5 feet was granted to your parcel and not the 75 foot credit that
was presented in the feasibility study. With this reduction in the length of the comer lot
credit the assessment amount was increased by $382.86 to $3,452.86.
