SUBSURFACE SOIL INVESTIGATION
FOR
PROPOSED SINGLE FAMILY RESIDENCE
Lot 4 Block I Sunset Tenth Addition
Eagan, Minnesota
3 September 1987
Project 87156
INTRODUCTION
This report summarizes the findings of a subsurface soil
investigation completed by Allied Test Drilling Company in
the City of Eagan, Minnesota. Location of the work is on a
residential tract of land east of and adjacent to Augusta
Court, near where it terminates in a cul-de-sac just north of
Yortown Place. Legal description is as per the above title
block. Said work was performed for Vern. Ackerman, hereafter
referred to as the "Owner".
Three soil borings were pertormed within the project
area to establish soil profiles, water table elevations, ±n-
place soil compaction and other information. From this data,
recommendations were developed for foundation and slab
design.
The area tested is a recently platted residential lot
of average size, located as noted above. Terrain is fairly
flat, sloping slightly from the adjacent curb. Farther to
86156
-2-
the northeast, there is an abrupt drop to natural terrain.
There is no vegetation in the immediate area. From appear-
ances, the lot has been filled. No record could be found
regarding method of site preparation or fill placement.
An excavation had been started on the lot earlier.
However, the contractor apparently noted suspicious soils
at the anticipated base of excavation. Density tests were
ordered, and results were substandard (86% and 90% of
standard maximum density). Tests were taken at proposed
basement level and 3.5 feet below basement level. From ob-
servations and conversations with the density test techni-
cian, a full basement walk-out type of structure may have
been considered at that time.
The proposed construction is now a single family
residence of split-entry walk-out configuration.
BORING LOCATIONS AND ELEVATIONS
The boring locations were generally chosen by Allied
Test Drilling Company based upon staked location of the
proposed structure, apparent pattern of fill placement,
and other factors. Insofar as possible, borings were
placed in an attempt to best assess soil conditions repre-
sentative of the site.
Refer to the drawing attached to this report for a
sketch of boring locations. In addition, boring locations
were marked in the field with lath.
Ground surface elevation at each boring was deter-
mined and referenced to the top of a fire hydrant located
86156
-3-
at the end of Augusta Court. This temporary datum was
assigned an arbitrary reference elevation of 100.00.
FIELD INVESTIGATION
Borings 1 and 2 were accomplished Ausing the split-
barrel sampler (SBS) method of investigation. Refer to the
attachment (color-coded green) for a description of this
procedure. Note that methods of soil classification and
groundwater measurement are also contained on that attach-
ment. Note that soils are classified according to the Mn/
DOT tri-axial chart, which provides soil description in
greater detail, as well as the Unified soil classification
(letters in parentheses) which is more widely used for
building purposes.
Boring 3 was accomplished using the power flight
auger (FA) method of investigation. Refer to the attach-
ment (color-coded blue) for a description of this proce-
dure.
SOIL BORING RESULTS
Attached are logs for each of the borings together
with a key explaining terms and entries. The depth of in-
dividual layers of soil may vary somewhat from those indi-
cated on the logs due to the inexact nature of auger sam-
pling, unsampled intervals between split-barrel sampler
tests and, most importantly, the occurence of trait sition
between soil layers.
The borings indicate no topsoil, which is consistent
86156
-4-
with the assumption that the lot has been filled. The fill
material is a red-brown plastic sandy loam, sometimes a
clay loam (borderline sandy clay loam). Basal soils are a
light brown slightly plastic sandy loam. Color, gravel
k
content, plasticity, and other minor descriptions vary
' somewhat in the fill and in the naturally occuring basal
soils.
Of particular concern is Boring 1, from 7 to 9.5 feet
of depth. The soil is slightly organic, with a trace of
undecomposed vegetation and roots. It probably is transi-
tion soil that was not properly stripped from the site
during surface preparation prior to filling.
To verify if this is an isolated occurence or preva-
lent throughout the site, Boring 3 was performed near the
location of Boring 1. This boring indicates soil similar
to the general pattern in Borings 1 and 2, but without the
slightly organic layer. Only a trace of organics is noted
{
from 7.5 to 10 feet.
In addition, no truly organic soils, such as would
occur at original topsoil level, were noted on the flights
of the hollow stem auger as it was retrieved.
Penetration "N" values are adequate to high at all
levels tested except at the 7.5 and 10 foot levels in Bor-
ing 1. A value of 5 is noted here, a value which would
produce substandard bearing capacity in relation to capa-
bility to support a residential structure. An 8 at 7.5
feet in Boring 2 is otherwise the lowest "N" recorded, a
86156
-5-
value considered to be adequate. It could be marginal if
groundwater wre to rise this high and reduce dry soil
strength.
Groundwater is encountered in both borings, as evi-
denced by a standing water level in the bore holes, at a
depth of between 14 and 15 feet, corresponding to eleva-
tions between 80 and 82 feet, sloping downward to the
north. This may be compared to elevations of 75.5 and 79.5
recorded in a recent investigation on Lot 3, immediately
to the north of the lot in question. This groundwater
slopes to the northeast, confirming the trend in this
investigation.
No mottling of soil samples, which would indicate a
past groundwater level, is noted at any point. However, it
is again emphasized, as contained in the attachment, that
groundwater may vary as a function of many variables, es-
pecially development patterns, undeterminable within the
scope and budget allowed for in this investigation.
Refer to each individual boring log for a more com-
plete description of soils encountered.
CONCLUSIONS AND RECOMMENDATIONS
The following conclusions and recommendations are
based upon interpreted results of boring logs. Because the
boring represents a small portion of the site in relation
to the proposed area of work, ongoing review of construc-
tion should be carried out. If different soil conditions
are encountered, the Soils Engineer should be contacted
66156
-6-
for possibly revised recommendations (the following "Limi-
tations of Investigation").
1. Foundations:
r For purposes of proposed construction, foundations
and fill to support foundations must rest upon and over
n
mineral (non-organic) soils of adequate bearing value.
Normally, an allowable foundation bearing pressure of
1B00 pounds per square foot (psf) is desirable for a
single family residence. If this cannot be achieved,
alternatives include, but are not limited to, extending
footings deeper, using lower pressure footings, or
over-excavating and placing compacted (engineered)
fill.
This analysis of soil for foundation purposes is
based upon the following assumed slab and footing ele-
vations:
Garage Slab (street + 1.5'+) 99.0
Garage Footings 95.5
Basement Slab 95.5
Basement Footing (normal) 94.5
(walk-out) 92.0
The site is somewhat limited by the rather low "N"
values at the 7.5 and 10 foot depths in Boring 1 and by
the occasional occurence of traces of vegetation in and
just below fill soil. These limitations can be overcome
through adequate foundation design.
No over-excavation and backfill appears justified to
correct site problems, unless the Owner elects to do
so. The problem may be addressed by using lower bearing
86156
-7-
capacity footings together with other cautionary prac-
tices.
Footings for the garage and for just below the base-
ment slab should be designd using an allowable 4ounda-
a
tion bearing capacity of 1500 psf. This will result in
footings being two inches wider than normal on either
side. As the walk-out footings are much nearer the re-
gion of weak soil, these footings should be designed
using an allowable bearing capacity of approximately
1000 psf. This will result in footings of approximately
double width over normal, which will require lateral
structural reinforcement to accomodate this cantliever
design.
In addition, footings should be arbitrarily longi-
tudinally reinforced with at least two bars of steel.
This will help to resist any settlement that may occur
as a result of pockets of weak or organic soil unde-
tected in the borings.
Using these procedures, existing fill upon the site
is capable of supporting single family residence foun-
dation loadings due to spread of load with depth. The
footing and slab grades as given above should be used,
and the residence should be restricted to a split-entry
type. A full basement non-walk-out may be considered,
but then all basement level footings should designed
using a bearing capacity of 1000 psf.
If any other footing arrangements or alternatives
86156
-B-
are considered, or if additional questionable soils are
encountered, the office of Allied Test Drilling Company
should be contacted for possibly revised recommenda-
tions.
m
2. Slabs:
n
Slabs should rest upon mineral soil of adequate
bearing strength. This strength (approximately 500 psf)
can be considerably lower than soil strengths for foun-
dations, however.
Slabs should have adequate clearance from maximum
anticipated groundwater level and from intrusion by
surface waters. This clearance should be four feet or
more. Based upon elevations assumed above, there does
not appear to be any difficulty in meeting this re-
quirement. Beneath the slab, clean granular (free-
draining) material should be placed and thoroughly
compacted.
Based upon test data, the existing fill as placed
will be capable of adequate slab support. Any addition-
al fill should be placed and compacted in accordance
with #4 below.
3. Final Site Preparation:
Prior to structure or fill placement, exposed soil
surfaces should be checked and cleared of all vegeta-
tion, organic, loose or otherwise unsuitable soil, de-
bris and boulders (3"+). Prior to material placement,
any soil loosened in the excavation process should be
86156
-9-
thoroughly recompacted.
The final soil surface should be graded to provide
adequate drainage from structures and hard surfaces.
This will involve adding approximately 3.5 feet to the
4
existing surface, at least in the front area of the
r
proposed residence.
4. Fill Placement:
Fill material, if required, should be granular, free
of debris, boulders and organic material. Non-granular
material may be used, but its workability is somewhat
limited, especially in cold or wet weather. Fill should
be placed and compacted in a manner that will allow
complete compaction of the total fill layer to 95% of
standard maximum density according to ASTM D 698 in the
building pad area. Required compaction should be in-
creased to 98% for fill levels 5 feet and deeper below
grade.
A soil compaction test should be conducted for every
two feet of fill in appropriate segments of area.
Top of fill should extend at least one foot horizon-
tally beyond the structure pad or footing limits. The
fill surface may then extend downward and outward on a
1:1 slope to competent soil.
Fill should not be placed upon frozen surfaces, and
no part of the fill should be allowed to freeze during
the construction process.
66156
-10-
5. Inspections:
The Soils Engineer or his representative should in-
spect excavations prior to placement of any construc-
tion material and may further recommend a testing
schedule for fill and possibly other material.
LIMITATIONS OF INVESTIGATION
The Soils Engineer has prepared this report in ac-
cordance with generally accepted soil and foundation en-
gineering practices. Because the borings represent only a
small portion of the total site and for other reasons, Al-
lied Test Drilling Company does not warrant that the bor-
ings are necessarily representative of the entire site but
only of the boring locations at the time of investigation.
Because of the influence of various construction pro-
cedures on site suitability, methods presented in this re-
port may lead to a successful installation of the founda-
tion and slabs only if appropriate review of construction
is carried out by the Soils Engineer or his representa-
tive. Construction review should be considered an integral
part of the design.
The scope of this report covers only the suitability
of soil for foundation and slab support and does not war-
rant or certify the site as buildable regarding compliance
with any other requirements such as building codes, local
or state ordinances, federal rules and regulations, etc,
which may or may not apply.
Allied Test Drilling Company has backfilled and com-
66156
-11-
pacted all boring holes as well as possible under then
existing conditions. However, some continuing settlement
may occur if construction does not take place in the near
future. The Owner should check boring holes (frequently at
6
first, then after each change of season) for signs of
n
settlement. Any settling that does occur should be back-
filled with additional material, preferably a free-flowing
granular material. This monitoring should continue for at
least one season until no additional settlement is evi-
denced.
Samples of soil from the borings will be retained in
the office of Allied Test Drilling Company for a period of
90 days from the date of testing. After 90 days, the sam-
ples may be discarded unless a request is received to re-
tain them for a longer period.

ALLIED TEST DRILLING COMPANY Attachment to Soils Report
METHOD OF INVESTIGATION
SPLIT-BARREL SAMPLER PENETRATION
The split-barrel sampler penetration method of testing
inplace soil compaction is widely used by soils engineers.
In this method, soil borings are first drilled with a 6" hol
low stem auger (HSA) to various increments of depths. At these
increments, soil is tested by use of this split-barrel sampler(SSS)
driven into the soil by a free-falling weight. This testing is
performed in accordance with procedures outlined in ASTM ❑ 1586,
"Penetration Test and Split-Barrel Sampling of Soils".
In this procedure, a 140 pound hammer drops 30 inches in
free-fall-onto an above-ground impact collar. This collar rests
atop a rigid rod, the other end of which is connected to the
split-barrel sampler, located at the bottom of the increment
that has been drilled. The number of blows (drops of the ham-
mer) required to drive the sampler one foot, after being driven
G" for "set", is recorded as the "N" value. This value is used
as a relative measure of inplace compaction of the soil and
also is used, together with soil classification and other data,
to determine allowable foundation pressure (a function of this
inplace compaction).
Soil profiles are established by retrieving samples from,
the sampler after each test and by observing material recovered
from the hollow stem auger. Samples are collected, sealed in
jars, and stored for future reference or testing, if necessary.
Testing by this method is performed every 232 feet for the
first 15 feet of depth and every 5 feet thereafter. Testing may
be increased if cite conditions or locdinga require.
(over, please)
Soil Classification
Soils were classified by field personnel and verified by
the Soils Engineer according to the Unified Soil Classification
Method in accordance with ASTM D 2488, "Description of Soils
(Visual-Manual Procedure)". A summary of scil class types is
attached to this report.
Groundwater
To establish possiele occurance of groundwater in the
region of testing, one or more boring holes were allowed to
stand for a period of time, that period depending upon the
free-draining nature of scils encountered, and then checked
for standing water or cave-in prior to backfilling. In ad-
dition, soil samples were checked for mottling (discolloration
in streaks due to fluctuation of water level) and saturation.
However, because of the nature of soil snd various meteo-
rologice= and geological influences which c--cur over a large
area and time =-pen and which can affect the site, an accurate
measurement of highest u.nnusl groundwater could not be deter-
mined in the time frame allowed fo- the investigation. Indi-
cated levels, if any, are for the time of testing only.
ALLIED TEST DRILLING CDM°ANY Attachment to Soils Report
METHOD 0= INVE3TIOATION
AUGER BORINGS
Allied Test Drilling Company uses a number of varia-
tions of methods of investigation by auger borings to de-
termine soil profile. Most commonly, the power flight auger
(FA) methois employed. Sometimes a hand operated auger
(HA) is used. Refer to the main body of the report and to
the boring logs for an indication of the method chosen.
Requirements For these investigations are outlined in
ASTM ❑ 1452, "Soil Investigation and Sampling by Auger Bor-
ings". In the power flight auger procedure, a S" diameter
solid stem helical flight auger is advanced into the ground
by mechanical/hydraulic means and withdrawn at appropriate
intervals. Nature of subsurface soil is determined by ob-
serving and sampling disturbed material found on the flight
auger. Representative samples are retained, sealed, and
stared for future testing or reference, if necessary. After
cleaning the auger, it is inserted into the bare hole again
and the process is repeated until the desired testing depth
is accomplished or until refusal (failure to advance the
auger due to bedrock, detached boulder, hardpan, etc,) oc-
curs. A log of each boring is kept noting date, depth of
changes in strata, description of soil in each major strat-
um, groundwater conditions, and other data.
The hand operated auger procedure is the same as
above, except that the 1" to 3" auger is advanced into the
