The residence is a one-storv, wood-framed struckure with a full bafiernent, waikout at the rear,
and an attached slab-tm-grade garage.
OB5ERVATIONS AND C,OMMEZJTS
1. A site visit wae conducted hy Ttevor Axner of Ultelg on May 2, 2006 to review the
existing conditions. The following informatian i& noted in xegards to this lnspection, as
well as Ccmvetsations with the builder and concrete contractor
a. The screened porctt is approximately 12 feet wide by '16 feet deep, The porch is
supported at the two oukszde corners by 6 x 6 wood posts aund conczete pier
Eootings.
b, The e+cisring wood posts are relatlvely plumb. 'X'he pnsts are not nieehanically
anchored to the concrete piers, The b:ailder reporced that he will be installing
clips to adequately attchor the posts to the top of the concrete. P?v'g ?7v
c. The concrete piers are 22" x 24" and 20" x 26" sesgectively. The concrete piers
were reportedly originalIy poured ten feet in height. However, the top section of
each was cut and zemoved. The remaining piere ace reporEed tu be a mudmum
of eight feet talI. The pier6 aze assumed to be unxeinEorced,
d. The pier wjth the greatest out-of-ptumb condition is located nearest the right side
oE tlte sttucture. T'his pier is the 22" x 24" support. T'he xear eide of the pier has
approximately 4'-4" of exposed concrete. The house side of the pier has
approximately 2'-8" of exyosed concrete, The pier leans away from the house 4"
over a hefght of 4'-0". The pier a]so leans to the r(ght slde of the house
approximetely 3" over 4'-0". The wood poat is located over the right £xcmt comer
of the canctete pier.
e. 1he other pier has approximetely 2'-0" of erposed concrete at the rear side and 1'-
6" of exposed cancrete at the hnuse side. Thu pier IeanS away hom the house 2"
over a height of 2'-0". 'Lhe pier is relahvely plumb in the left-.right directim. The
wood post is located approximately 4" from both khe frunt and righk sides of the
pier top.

g. The soil on-site appears to be a aay material. Ulteig assumes the allowable net
bearing pressure of the soil to be 2000 psf.
