Schceppner, Cfr- ?- As a follow-up ro our fum's comersation wiUh you on 2/2198, we have sent to you a copy of Uie proposed soffit vent locaUons for the above-mentioned projec[. These IocaUons were based on the lates[ criteria provided by the municipality as currenUy acceptable soffit venting. This curcent alteiation to the roof venting previousty expressed by the municipality as acceptable was necessary due to [he infornia6ion received at our office by way of field observation that the snow and ice build-up at the edge of the roof and in the gutters was attribudng to blocking air movement in the attic space and with the mel[ing process, was crea6ing water flow back into the soffit and down the extemal walls from the current fascia vents. Per input received on 2/2/98, we have placed the 18" x 16" soffit vents no closer tlian 5'-0" horizon[ally away from windows at Uie top floor. As shown on the documents, it is anticipated tha[ the tolal free air required a[ the soffit azea is a mitwnum of 50° of tlie tolal roof ventilation required. Due to the 5'-0" horizontal requirement requested by the municipaliry it was not possible [o achieve an even spacing of the vents throughou[ the soffit area to obtain even air flow throughout the attic space as would be desired and normally achieved by our firm If further assistance or information is needed please contact our office at your convenience. The office, front desk and reception area all have 1 hour rated wail construction, as required by code, but do not have any occupancy or area separation walis within their area. It is therefore my interpretation of the code that fire dampers are not required in any of the wall partitions in this particular area. Please see the following 8-1/2" X11° partial floor plan which indicates where the separation walls are occurring. Please contact me if your interpretation is different. City bf Eagan , 3830 Pilot Knob Road Eagan, Minnesota 55122 Attn.: Dale Schoeppner Senior Building Inspector Re: Homestead Village 3015 Denmark Avenue Eagan, Minnesota Froject No. 97009 Dear Mr. Schoeppner, At your suggestion, our firm called IBCO and spoke with Paul Armstrong regarding UBC Section 1005.10 requiring a separation between the elevator lobby and the exit corridor. He basically agreed that the exit corridor should not pass through the elevator lobby. We then discussed whether or not the main entry also had to serve the function of an exit. Paul Armstrong indicated that the main entry did not have to act as an exit if we had sufficient exits throughout that floor level. Based on our conversation with Paul Armstrong, we will remove the exit sign directing the occupants to exit through the main entry. In addition, we will swing the inside doors of the Lobby/Reception 170 the opposite direcUon and direct the occupants to exit down the corridor, on the opposite side of the building, through Vestibule 198. Archiplan International, Ltd. would appreciate your confirmation and acceptance of this solution as defined. Thank you for your prompt response to this issue. Ar iplan International, Ltd. J'ames E. This report provides a summary of our services. Background Information Braun Intertec Corporation (Braun Intertec) performed a geotechnical evaluation for the hotel. The results were submitted in our report dated Mazch 14, 1997, Braun Intertec project number BODX-47-001. The project plans were reviewed ia the field. We understand the building will be a three-story, siab-0n-grade hotel of wood frame construction supported by typical spread footings designed for an allowahle soil bearing pressure of up to 3,400 pounds per squaze foot (psfl. Fxcavation 06servations Excavation observations were conducted on June 6, 1997, hy a senior eo;ineering assistant. The excavation observations consisted of observing the soils exposed in the bottom and side walls of the excavations. The approximate consisiency or density of the soils encountered was esdmated by jud;ing the force required to advance random, shallow (about 3 feet deep) hand au;er probes. Soi] classiiications were determined by examining the hand au;er probe cvttings. The surface vegesation and topsoil were removed from the building azea and susounding pazking lots to a depth of about 112 fooc. Very loose soils were encountered in a 10 foot diameter area in the northwesi win; of the building. Ihis azea is thoaght to be an old test pit and was ezcavated to a eievation of 896 and was baclTilled in a controlled manner to grade with siity sand fill. The remainder of the northwest wing of the building was subcvt 3 feet into the poorly graded sand with silt. Tne eatire buildin; area was then surface compacted with az least teo passes of a large, self-propelied, vibrazory compactor. Compaciion Testing ComQaction tesu were perfarmed in the en;iaeered fill placed to establish footing, floor slah and pavement grade. A total of 22 compaction tesu were performed and alt tesu meL or Homestead Village, Inc. Project BODX-97-079C September 29, 1997 Page 2 exceeded the minimum density requirements of 95 or 98 percent of standazd Proctor density (ASTM D 698). The compaction tesu and Proctor curve were previously submitted and aze attached to this report. Reinforcing 06servations Observations of the steel reinforcement in the footings were performed prior to concrete placement. The inplace reinforcement was compazed to certified structural drawings. Any discrepancies observed in the field were brought to the attention of the contractor and conected before concrete was placed and was noted in our Daily Observation Reports. Based on our observations, the reinforcing steel was placed in general accordance with the available plans and specifications. A description of our reinforcing observations can be found on the Daily Observation Forms that aze attached to this repoR. Concrete Testing Concrete testing was performed on the concrete placed for footings and floor slabs. Based on our testing and observations, the concrete was placed in general accordance with the project specifications. The compression test results indicate the concrete placed has exceed the 28-day strength requirements. The compression test results were previously submitted and aze attached to this report. Masonry Observations and Testing Periodic observations were made of the vertical wall reinforcement and core fiil placement in the structural masonry. Any discrepancies that were observed were brought to the attention of the conuaccor and were conected. A description of our masonry observations can be found on the Daily Observation Forms which aze attached to ihis report. One set of core fill grout prisms were cast during the project. The compression test results of the core fill grout exceeded the 28-day strength requiremenu. The compression test resulu for the core fill grout prisms were previously submitted and are attached to this report for your convenieace. Summary Based on the resulu of our soil borings, excavation observations, hand auger probes and surface compaction of the excavation bottom, it is our opinion the soils encountered in the excavation bottoms aze suitable for fill, pavement and building support. Based on the construction staking provided by others, the excavations appeaz adequately oversized. Based on the results of our compaction tests, it is our opinion the engineered fill placed is suita6le for Footing, floor stab and pavement support. Based on the results of our concrete reinforcing observations, the reinforcing steel appeared to be piaced in general accordance with ihe available plans and specifications. Based on the resuits of our concrete observations and tests, it is our opinion the concreYe was placed in general accordance with rhe project specifications, and the concrese has met the 28-day sirength requirements. Homestead Village, Inc. Praject BODX-97-079C 3eptember 29, 1997 Page 3 Based on the resulu of our periodic masonry observations, the vertical reinforcing and core fili grout observed was placed in generai accordance with the available plans and specifications. The results of our core fill grout prism tests exceeded the 28-day strength requiremenu. A Special Inspection Final Report for concrete, concrete reinforcing, and masonry, is attached to this report. General Remarks Services performed 6y the geotechnical engineers for this project have been conducted with that level of caze and skill ordinarily exercised by members of the profession currendy practicing in this azea.
