Re: Drainage issues
Dear Mr. Haney,
The purpose of this letter is to serve as a follow-up to my site visit last Thursday. In reviewing the
grading on your property; it appears everything has been graded and maintained appropriately to
conform with the existing topography of the area. Runoff is coming off the hillside in the rear portion
of the yard and flows towards the swale that runs north to south across not only your back yard but
most of the rear yards on your side of the street and eventually down to the City owned parcel where
it enters City pond JP-6.
You also have positive runoff away from your home which also enters the above-mentioned swale.
All the downspouts on the home appear to be placed in the proper direction for efficient runoff as well.
I did not see anything further that can be done to dramatically improve drainage on your property.
From what I was able to observe from your property, it appears that the grading on your neighbor's
property to the south (3905 Denmark Ave.) flattens out slightly. If they are having drainage issues
they could certainly benefit from re-grading the existing swale where it runs through their property.
As for draining your pool, there are several options available. If possible, you can discharge to the
sanitary sewer system or a more preferred method is to not chlorinate for a minimum of one week(or
more) to allow the chlorine to evaporate then discharge the water across a pervious area (i.e. your
back yard)where it can soak into the ground.
