According to the memo, we anticipated the situation where upon replacement of a deck, someone might want to expand it at that time too, and agreed that was reasonable if the expansion met setbacks and other standards. The question on this one is constructing a new deck where there wasn't one before. However, it is a structure, but not a building, does that weigh in at all? I also don't think it matters as to the size of the lot. Aaron and I have talked with this guy many times but it's probably been a good year now. He is wanting to subdivide but I'm unsure of the timeframe. Inspections already issued the building permit, and upon getting the first inspection lined up,Terry noticed the property is unplatted. The deck meets all other standards. The policy memo on platting for building permit says there could be some gray areas to be considered case by case. I'm wondering if this is one of those cases and if they absolutely have to plat. The policy memo says we can allow replacement and expansion of a deck if it meets all other standards. Is adding a deck where there was none before that much different than expanding a deck, if it meets all other standards? It is not a 4-season expansion of the building envelope, and the property is large enough that it is likely to be subdivided and platted at some point in the future.
