As I understand it, you are concerned with the potential for further water damage to your townhome unit. The usual cause for water intrusion in houses is the surface run-off of rain water. This appears to be the cause of your water problems. In your case, our inspector Terry Zelenka in July 2003, identified the relocation or extension of the sump discharge as a possible solution to the water problem. The discharge was located fairly close to your egress window pit. This should help divert the concentration further from the pit. At your suggestion, I contacted Mr. Jerome Greundmayer, the Association President, and he informed me that he believed the water problem that you have experienced was directly related to the gutters being plugged and overflowing directly into the pit area. He said that he was the one who removed the rotted leaves from the gutters and that it didn't appear that the gutters had been cleaned since being installed. In addition to the fixes listed above, the removal of soil to maintain six inches between the window sill and earth could help alleviate a portion of the problem. Mr. Greundmayer indicated that a couple other window pits in the Association have experienced a separation from the house foundation and that a lawsuit has been filed in small claims court against the builder to fix that problem. We will ask the builder to come back and address the six inch clearance, but as I indicated to you, our ability to force them to come back is suspect due to the original construction (1999) and the fact that you are the second owner of the building. To recap, I believe that the best way to alleviate any water issues would be to: 1. Verify that the gutters are clean. 2. Relocate or extend any sump or downspout discharges away from the egress pit. 3. Maintain the six inch clearance from soil to sill separation in your egress pit.
