RE: lot 8, Block 3, Autumn Ridge - Drainage Problem
Dear Jim and Kris:
In reviewing the drainage problem in the backyard of 609 Crimson Leaf Trail, I found
several problems which contribute to the situation. First of all, it appears as though the
house was buiit lower than proposed which should have 3.13 feet of fall from the garage
floor to the back of curb. Secondly, the final grade did not follow the Certificate of Survey
and grading plan. in addition, Lot 9, Biock 3, Autumn Ridge does not provide adequate
drainage to the northwest corner which results in poor drainage for Lot 9 and reduces the
potential for Lot 8 to drain in accordance with the original proposal.
My recommendation in resolving the drainage problem with both yards is that the parties
responsible for providing final grade be involved to provide a swale from the low point in
Lot 8 to the northwest corner of Lot 9 allowing the water to drain to the wetland north of
Lot 7, Block 1, Autumn Ridge 4th Addition.
