SUBJECT: WAIVER OF PLAT - LOT 2, CARLSON ACRES
ADDITIONAL FEES REQUIRED WITH UTILITY CONNECTION PERMIT
Recently, the City Council approved a waiver of plat allowing
the division of the westerly 90' of Lot 2, Carlson Acres, to
allow the construction of a new residential dwelling unit.
With the application for a sewer and water connection permit
for this new lot, there are additional assessments that have
to be paid before connection to our utility system can be allowed.
These are identified as follows:
Trunk Area Water
A previous assessment was levied on a "per lot" basis.
Therefore, with the creation of a new lot, it will be required
that this newly created lot pay its "per lot" trunk area
assessment.

The same situation as required for the trunk area water.

Trunk Area Storm Sewe
At the time the trunk area storm sewer was levied under
Project 257 in 1981, Lot 2 was assessed for only 16,500
sq. ft. under the City's "large lot policy. In accordance
with that policy, if a subsequent subdivision occurs, the
newly created lot will be responsible for its total square
footage at the rates in effect at the time of the subdivision.

TOTAL ASSESSMENT/CONNECTION OBLIGATION $1,950.00
All other past and present related assessment obligations associated
with the creation of this new buildable lot have been satisfactorily
resolved.

in addition to the above-referenced assessment obligation.

at 1454 County Road 30, the city will not issue a sewer
