The purpose of this memo is to address the City of Eaqan's concems in regards to the foundation
wall construction at this address. The following items are known about the residence under
construction.
The in situ soils at this address required soil modifications to beoome a buildable tot per
the soils investigation. Lundgren Brothers, the general contractor, excavated the marginal
soils to the depth required to achieve bearing materiai. In lieu of compacting fill in lifts to
the bottom of the footing elevation, the strip footing and a 121nch thick foundation wall were
placed at the bottom of the exqvation. This low foundaifon wall vdries in height from 4 to
9 feet. The top of the low foundation wall is at lhe bottom of the basement slab on grade.
On top of the low wall an Sinch, 9 foot foundation wall was consVucted. The two walis
were doweled together with #4's ? 48" on center_ The low wall has equal baCkfiii on both
si es an t e op wall will have unequal backfill wdh sand full height on one side only.
2. Lund Poured Walls was contracted to pour the cast in place foundation wafls. Lund
Pouted Walls utilizes master foundadon detail drawings dated January 1, 2003 prepared
by Ulteig Engineers, Ina to consVucl foundation walls of this nature. Sheet 5-16 of the set
indudes a note that states the sVip footing Can be placed at a lower elevation than shown
in the details.
3. Uiteia's o?lnion is that the foundation walls as built are structurallv adequate The top
basement foun a on wa vn I be brace y e oor raming at the top and the basement
slab at the bottom. The lower foundation wall is not Iateraily loaded and transfers the
vertical loads to the footing.
4. As with all foundation walls, temporary or pemtanent bracing must be in place prior to any
unbalanced backfilling. If the City has any engineering questions regarding the master
drawings please contact Dan Sargeant at 763-277-6212.
