Dear Mr. Szoka:
I have reviewed the plans you submitted for building permits for the above property and
have found the following:
The trash enclosure is required to be constructed of materials that match the
principal building. Since rockface block is not utilized on the office buildings,
the trash enclosure should be made of the same brick as is used on the buildings.
Relocate two existing streetlights to illuminate the driveways. I have enclosed a
copy of the lighting plan idenrifying the existing lights and their new locations.
Finally, the landscape plan is unacceptable. Although it has been revised from
the plan that was submitted for Planned Development approval, the plant
material and landscape design is still lacking. City Code requires investment in
plant matenals in an amount of approximately 3% of the buildmg value. Based
on the total $860,000 building valuation, the value of plant matenals should be
approximately $26,000, however, the value of plant materials on the plan as
submitted is closer to $5,000. I have included a redlined copy of the landscape
plan with several suggestions to increase and enhance the landscaping. Please
have your landscape architect or nurseryperson review those comments and
revise the landscape plan accordingly, then resubmit it to the City.

We have started our review of the construction documents submitted in pursuit of
obtairring a building permit for the above-referenced project. This review is not intended
to be an exhaustive and comprehensive report. Unless otherwise noted, all references are
to the 2000 I.B.C. It is our goal that this review will help you in complying with the
applicable codes and we aze, therefore, requesting that the Following items be addressed:
1. Submit Code Analysis (including plumbing fixture count).
2. Submit Key Plan.
3. Accessible toilet rooms do not meet code.
4. The accessible stall doors shall not swing into the required clear floor space of
accessible toilet stalls. (1341.0420, Subpart 4, Item A).
5. Supply toilet room elevation drawings to show compliance with Chapter 1341 of the
MSBC.
6. Indicate the required tuming azeas and clear floor spaces in toilet rooms.
7. Provide an elevation drawing showing the required accessible portion of the reception
counter. (1341.0720, Subpart 1).
8. Provide door schedule.
9. Indicate where the required tempered glazing will be installed.
10. Provide scale for drawings.
