Dear Mike.
My company is etnplo7ed by the builder in the Stonebridge Ponds development. Gardner Brothers Homes. During the plan
drawing period for the residence referred to above, numerous meetings wi[h the homeowners emphasized the qualities of
this lot. Howcver, sidng the proposed house has exposed some diverges from the Development Plan and pursuant to our
phone wnversadon of May 2, 1994, tLis letter describes the situaUOn az the above address.
Lot 8 is a large lot located at the end of the Granite Drive Cul-de-saa T1ie orientaGOn of the lot is north to south, and grade
on the lo[ generally falls from east to west. There eacists to the west a substanpal wetland and pond; associated with this
wetland is an equally substantial drainage and utility easemen[. This easement appears ro cover more than 50% of the lot
and creates a buildable azea shaped more like a'flag' lot. The Development Plan lists the pad type as an SWO (Split Walk-
out), and shows the top of the pad a[ 916' near the east properiy line. Walkout is shown at 908' (this corresponds to a fiill-
walkout), and occurs to the west. Referring to the grading plan suggests tlut a side split house with wallc-outs on boUi
lower levels was suggested. The garage symlwl has bcen placed in the southeast corner of the house pad. Grade at the curb
of the wl-de-sac appears to nearly flat across the driveway apron azea.
The residence proposed for this lot is a two-story walk-out. The following poin[s where considered dwing the sipng of Uus
residence:
1. The 'Ilag shape of the buildable area forces the house to the ex[reme eas[ side of the lot. The sLape alw forces
the house to the north, auay from the cul-de-sac. The 'L' shape of the house and shape of the lot also suggesu tha[
the garage should occur [o the southwest corner of the house to alloic• a staighter, shorter driveway. To best resoh-e
these issues the house will be sited against the 10' side-yard setback and 10' away from the drainage and utility
easement.
2. The placement of the house in tlus orieMarion suggests tha[ fill aill be required along the west side of the
driveway from the front of the garage to a point approximately half-way to the cul-de-sac. To minimize incursion
into the drainage and utiliry easement a retaming wall may be required along a portion of the driveway. Any
retaining wall would be consWCted be the home6uyer and completed prior to closing. All normal anti-sedimevt
bacriers will of course be installed and maintained during construction.
Ne believe that the above considerations will allow the residence to maximize its potentaal on this lot, while complying with
the intent of the Development Plan and therefore bcnefitdng the City of Eagan. Further discussion on this matter may 6e
