At your request, we have inspected the deck at the Kit Carson residence at the address above.
We have analyzed two parts of the deck. The first is the new 11-7/8" LVL beiow the porch and
the required loads for the foundation. The second is an additional beam and the required
connection along the edge of the deck. Our analysis does not extend to the connection
beiween the deck and the exterior wall of the fiouse because we were not able to observe ths
existing conditions, nor to any of the existing connections on the deck that are not explicifly
mentioned below. The elements anatyzed in this review are bubbled on the attached floor plan.
The 11-7/8" LVL as installed will be adequate to support the required loads according fo the new
locations as indicated on the plan given to us by the homeowner (see attached). The beam to
column connection should be made with a Simpson BC46 column cap (verify existing
dimensions). The load to the columns is 3100 Ibs per column.
Two additional beams are required along the exterior deck edge. These beams shall be
HSS6x3x114 tubes as indicated on the attached plan. The required connections fo the existing
wood pasts are shown on sheets S1 and S2 with their respective locations noted on the pian.

As requested, a site visit was conducted on June 25 and 28, 2007 at
1:1I A.M. and 11:05 A.M. respectively, to evaluate subgrade soils for
repair of supporting elements of an enciosed porch at a walkout single
family residence. It is our understanc3ing that movement af the porch
has been observed, possibly the lack of sufficient soil bearing
capacity, or the affects of the yearly freeze-thaw cycle on shallow
footings, for which the installation of two new supports are being
constructed. Our surficiaZ geology references indicate that the site
iies within a geographic area known to include primarily till (ST)
soils, with isolated zones of ice-contact stratified deposits (SI) -
sand and gravel.
At the time af the inspection, the contractor had saw cut openings,
averaging 3 feet square, within a concrete sIab beldw the existi,ng
porch, and completed two excavations to approximately 48 inches in
depth. Soils at the base of the excavations consisted of a moist
slightly orqanic sandp clay, with ground water observed within a
depression at the baae of the southwest excavatian. A 1 5/8 inch
diameter fluted handauger probe was used to penetrate and extract
subgrade soils from below the base of the excavations. The observed
soils consisted of a upper zone, approximately 19 inChes in depth, of
a dark sandy clay with some minor root debris, with minimal organic
content Considered less than 6 percent_ The underlying soils were
classified as a sandy clay, with all soils penetrated by the probe
indicating acceptable consolidation, capable of supporting full body
weight applied to the probe.
To asses9 the relative loadbearing capacity af the subgrade soils, a
dynamic cone penetrometer test was conducted at the base of the probe
hole within the northeast excavation. The dynamic cone penetrometer
(DCP), uses a eight kilogram (17.6 pound) hammer to drive a 20
millimeter diameter conical point into the sflil, with the penetration
recordad in millimeters per blow. From the DCP readings, a per blow,
penetration average was recorded and a N-value derived. This N-value,
is an empirical relatianship we have established to equate the dynamic
cone datia to the more familiar blows per foot (BPF) standard
penetration soil boring test.

Based on our observations and subsequent test of the subgrade soils,
we would anticipate soiis of acceptable composition and strength
foz the anticipated construction. The cohesive subgrade soils
however, may be considered moisture sensitive and frost susceptible
requiring footing depths appropriate for canstruction on these soils.
As the construction represents soils withi.n a unheated area for
which we would anticipate minimal protection from frost penetration,
it is recommended that piers be placed at a depth of 60". The
contractor has propased 16 inch diameter Sono-Tubes forms for the
proposed supports, far which we recommend that the piers be placed an
pads poured to the full dimension of the excavation base to provide
maximum bearing.
It is our assumption that the three existing posts/piers (two on 1VE/5W
axis & one on SE/NW axi.s) may not be at sufficient frost footing depth
to provide a stable bearing. Therefore, it is aur opinion, that they
should not be considered a integral component of the overall load
bearing design, and may ultimately have a negative impact on the new
supportinq elements. we would recommend a review by a structural
engineer to assess the load bearing requirements fax the porch, and
the possible removal of some or all oE the existing supports.
A follow-up inspection made on June 26, 2007 indicated that the
excavation depths at 54 and 57 inches respectively, need only minimal
work to achieve the recommended 60 inches. The pier location within
the NE however, will require some additional soil removal to maximize
the bearing surtace area at the base of the excavation. Handauger
probes conducted at the base of the excavations indicated acceptable
soils, with no ground water infiltration noted. Our evaluation of khe
site and recornmended corzections on this date, were communicated to
the contractar by phone.
Our observations and subsequent soil evaluation for the project is
limited in scope to soil conditions observed within the pier
excavations, and to the depths aahieved by shallow probes and a
dynamic cone penetrometer test. We there#ore, are unable to assess
subqrade soils at depths which may be encountered by borings conducted
as part of a standard subsurface geotechnical investigati.on.
