The existing house basement foundation walls consist of 12" thick full 8" high masonry block with a final basement height including the sill plate of approximately 8'. The walkout at the basement rear is likely 8" block with a 6" stem and the garage walls are 8" thick with a 4" stem. The existing anchor bolts vary from 24" to 72" on center with an average of about 48" at the house and 72" at the garage. The top of the basement walls are either grouted solid or are solid blocks, therefore the overall core filling of the foundation could not be determined, however none of the walls were noted to be out -of -plumb or leaning and only a few minor shrinkage cracks were noted throughout the foundation. The foundation walls themselves show no signs of fire damage or other damage from the event itself, which was reportedly caused by a lightning strike on the roof. In my opinion, the existing foundation walls are structurally adequate and can be reused as needed. However, during demolition, the rear end of the left side wall was partially broken off, the stem walls at the front of the garage were broken off, and a few stem blocks around the garage were broken loose, all of which will require corrective repairs as noted below. With the exception of a few bent over anchor bolts at the garage, the existing anchor bolts should be able to be reused. The following items require corrective measures or being addressed as noted: 1. The left rear side wall section that was broken from the walkout elevation to the top of the wall up at a diagonal along the mortar joints over a length of about 9'-4" (see picture below). The block extends below the slab to match the frost depth of the walkout along this entire section of wall. The exterior grade along this wall slopes up and is lower than the current break line. This section of wall is to either be rebuilt to its existing condition or it may be cut and rebuilt to be a lookout style wall. The lookout wall is to be no more than 48" high and extend a length no more than is already broken off (or as grade allows, which is to remain at least 6" below the top of the final top of wall elevation). The new lookout wall does not require vertical reinforcing, but will need new anchor bolts at 48" on center. There was a discussion with the owner of the potential of having a window in the cripple wall above the new lookout wall section. This can be done as desired and the header is not of particular concern due the wall being non - bearing, except there is a beam stacked at each floor that bears on this wall. It is my recommendation that any window(s) placed in this wall be located such that the column for these beams is allowed to run continuous from the dropped beam to the foundation wall and is not supported by the window header. 2. The series of beams noted in item 1 bear in two spots along the rear walkout foundation wall (refer to the architectural drawings by St. Amant Design). These two large PSL columns are to be supported in the basement level as shown on the archs using a catch beam at the left column and a concrete grade beam at the right column as detailed in the architectural drawings and addendums. These details (footings and beams) were designed and provided to the architect as redlines by Oswell Engineering. The concrete for the new footing and grade beam are to be 5000 psi compressive strength and the rebar is to be grade 40 for #4 or smaller bars and grade 60 for larger bars. At the front of the garage, the broken off stems on each side of the garage doors (which contain CS-PF portal frames per the lateral design) are to be replaced with 4" minimum thick cast -in -place concrete stems (4000 psi or higher) doweled into the lower existing masonry frost wall with at least (2)#4 vertical bars with 12" embed into grouted cores. The two new anchor bolts in the stem required for the portal frames are to be embedded at least 12" into the new stem/pour. 4. As noted, the existing anchor bolts may be reused if not bent over. Final anchor bolt spacing is to be 48" on average at the basement walls and 72" at the garage and walkout frost walls. There is to also be at least two bolts per sill plate section, with one within 12" of all sill plate section ends. New anchor bolts required to achieve the spacing or replace existing damaged ones are to either be 1/2" diameter standard J type bolts grouted in place or threaded rod drilled in and epoxy grouted into grouted cores, expect that all new bolts at the existing 4" thick garage stem are to be drilled in type. The new bolts are to have at least 7" embedment and be placed at least 3" from the edge of the basement walls (2.5" from the edge of the sill) and 2" from the edge of the frost/lookout walls and their sills. Bolts at the basement walls are to have 1/8" thick x 2" round/square washers, while the lookout/frost walls may have standard washers. 5. The floor trusses for the main floor are to be fastened to the sill plate atop the basement walls using a Simpson or equal A34 clip on each side. Floor blocking at the non -bearing walls is to be placed at no more than 48" on center installed per the Code or other standardized design drawings. 6. At least the top three courses of the existing block wall are to be grouted solid for at least three vertical cores at all girder and PSL column bearing locations. Refer to the archs for more information. AU grout is to be 3000 psi minimum compressive strength.
