The purchaser of this home, Sally Schouveller, recently called the City's Building Inspections Division and asked for an inspection of the roof. Building Inspector, Tom Miklya, and I inspected the roof on December 4, 2003 and found the following: • Several azeas on the roof showed nail heads exposed below the overlapping shingle, as well as nail heads not driven tight, thus pushing up against the shingle. • Areas where shingle nails may have stuck through shingles and were driven down or possibly pulled and patched with roofing caulk. • It appeazs the manufacturer's specificarions were not followed for this roof application. We strongly urge you to meet with Mr. & Mrs. Schouveller and recrify this situaUOn. If you agree upon a complete reroof, a building permit would be required. The work was construeted in accordance with UEteig Engineers, Inc. standard drawings prepared for Poured Foundations, Inc. dated 01/01102_ 7erry Schniepp reported fhat reinforcing is #4 Q 24" horizontal, #4 @ 24" verticaE on outside face with sand backfill. The wail will be tied to the garage slab with reinforcing.. 4. The follawing observations were made with respect ta sach foundation sysYem: a. At 717 McFadden's Trail, grade on the side watl varies from 1 it. to 5 ft. below the garage slab. Across the rear, grade varies from 5 ft. to 6 ft. b. At 713 McFadden's Trail, grade on the side wall varies from 1 ft. to 4 ft. befow the garage slab. Across the rear, grade varies from 4 ft. to 7 ft. c. At 716 McFadden's Trail, grade on the side wall varies from 1 ft. to 6 ft. below the garage slab. Across the rear, grade is about 6 feet below garage slab. 5. These conditions are similar to sfandard Ulteig Engineer's, Inc. drawing S-31D dated 01-01-02. 6. The top of the foundation wall will be tied to the garage floor slab with hooks (#5 Q 36"). 7. Final grade has not been compieied. ENGINEERING ANALYSIS 8. An engineering review confirmed the design shown on Sheet S-3D (attachmeni 1) is correct. ThiV construction meets or exceeds these requirements. Therefore, aii garage foundation walls for these three residences with grade at or to 4 feet below the floor slab are structurally adequate. 9. Grade will need to be corrscted to provide a maximum of 5'-6" feet below the floor siab except it may extend to 6'-0" below floor slab within 3 feet of a foundation wall corner. Slabs which have not been placed are to be doweled with #5 @ 36" with 3 feet extending into fhe siab.
