MN 55336 (320) 8645642 FAX (320) 8645672 RE: Condo's Located at 4100 Block of Hilltop Point (intersection of Diffley Road and Hilltop Point) Eagan, MN Dear Mr. Skluzacek: As requested, on October 17 I visited the above-referenced building for the purpose of observing cantilevered wood decks that have been reported to be deteriorated The condo association consists of two separate buildings. The building that I was asked to examine is the East building. It is an 8 unit building with garages under. There are a total of six cantilevered decks on the building. From my examination of the existing plans and from observations at the site, the decks consist of double 2x8 cantilevered joists installed parallel to and attached to the floor joists (I joists) inside the building. The joists and 2x8's are spaced at 24" on center. The deck floor is 2x6 cedar. The decks cantilever as much as 6' from the outside of the building. My observations confirmed that rotting of structural members has occurred. Some of the rotted deck flooring members have been replaced and some additional joists have been installed. The West side has two decks. These are the decks in the worst condition (probably due to the location under the trees). Parts of those decks are in severe condition. It is my opinion that those two decks should not be occupied without temporary shoring. The decks will require major repairs to provide safety and to meet the requirements of the current Minnesota State Building Code, The four decks on the East side are in better condition. However, some members are showing deterioration, and some members have been repaired. All owners and the building official should be made aware or the deck concerns. Although it is not clear as to the joist materials, it appears that they do not have the strength to support a design load of 60 pounds per square foot live load as required by today's building code. Possible solutions to the deck concerns include the following: • Cut off and eliminate the decks. I understand that that is not an acceptable alternative to the owners. • Repair and/or remove the decks and attach one end of the decks to the existing building and install beams, columns and footings to support the outside ends of the joists. • Remove the decks and install new cantilevered decks using materials suitable for the current building codes. This would entail extending joists into the floor space, and would require removing the floor decks above or the gypsum ceilings below the joists to allow installation. You should contact local contractors to determine the estimated cost of these (or other) options, and formulate a plan that will meet your structural, financial and aesthetic needs. Our involvement is limited to the specific areas identified above. We would be happy to provide structural design and details for the work when you have determined your approach.
