I have recomputed the REF's for Lot 1, Block 1, Bell Lexington Addftion located at 2990
Lexington Avenue. The total REF's should be 4.3 instead of 6.2.
The total net area is 1.4 acres and the impermeable surtace was reduced from 70% to
45% (45°k equates to 3.04 REF's/acre) My computations are based upon the City's 1/4
section map and 200 scale aerial photograph flown April 27, 1992.

RESOLUTION OF THE CTTY OF EAGAN
ADOPTING STIPULATION OF SETTLEMENT
WHEREAS, on or about May 2, 1995, the City the City of Eagan assessed land
identified by Property Identification Numbers_ 10-13600-010-01 and 10-13600-020-01 (the
"Property"), for curb and gutter, street and street overlay as part of City Public Improvement
No. 601A; and
WHEREAS, Prospector's Properties, a general partnership, is the fee owner of the
Property and brought an action in District Court appealing the assessment identified as
Dakota County District Court File No. 19-C4-95-008244; and
WHEREAS, the parties to this case have settled the assessment dispute according to
the terms described in the attached Stipulation.
NOW, THEREFORE, be it resolved, the Eagan City Council hereby adopts the
attached Stipulation resolving this assessment appeal and authorized the Mayor and City
Clerk to execute the Stipulation on the City's behalf.

APPLICATION SiTMMARY: An application has been submitted requesting a Variance to
the allowed retail sales in a Light Industrial zoning district.
BACKGROUND: Crate Prospects is a family-owned and operated furniture manufacturing
business that began in 1976. The company currently has one store located at 7622 Lyndale
Avenue South. All of the company's manufacturing takes place in Eagan. The
manufacturing facility was moved to Lexington Avenue and Lone Oak Road eariy in 1987.
The company began strict]y designing, manufacturing, and selling furniture. As the company
grew, it started meeting customer demands for incidental items. The company now provides
a full anay of home furnishings with the majority manufactured by the applicant.
EXIST'ING CONDITIONS: The Crate Prospects operation is housed in the old Bel]
Telephone building. North of the site is the post off'ice, east is vacant Industrial land, south
is a Montessori School, and west is Agricultural land. D'uectly across the street on the
southwest corner of the intersection is vacant property zoned for General Business use.
COMMENTS: Crate Prospects would like to make the Eagan location the company's
corporate headquarters, while still maintaining the site as its only manufacturing locadon.
This Variance request is to allow Crate Prospects to increase its gross retail sales in Eagan
to approximately 25%. The City's policy has been to limit these sales to 5%. All products
manufactured by the applicant are sold at wholesale.
The applicant is proposing a 10,000 sq. ft. expansion to the current 14,000 sq. ft. facility to
provide more showroom area, as well as creating office space and an increase in the
manufacturing area. Due to the size of the company, the proposed expansion will be done
in two phases. The timing of Phase 11 is directly related to the cost and timing of Phase I.
