Attached for your information are several preliminary site layouts for the ptacement of a _
proposed Fire Station on City property {ocated at the northwest quadrarrt of Lexington
Avenue and Wescott Road. Engineering staff met with representatives from the Fire
Departmerrt to determine the proper building footprint and parking lot configuration which
would be conducive to the Fire DepartmenYs operation. :
No analysis was done with respect to how much site grading would be required to grade
the site to accommodate a future Fire Station site. The sketches merely show that the
site is large enough to accommodate a future Fire Station site iaking irtto account
minimum setback requirements from the adjacent properties, the maximum 2596 driveway
slope from Lexington Avenue to the Fire Station building pad elevation and maintain 3:1
slope criteria from the proposed building and parking lot locations to the easterly adjacent
pond.
The sketches are very preliminary in nature and copies have been given to Craig Jensen
of the Fire Department. If you have any questions or need additional information, please
advise. _

I am in receipt of your letter of October 25 wherein you questioned
the development proposals and disposition alternatives for the
above-referenced lots. Presently, these lots are owned by Dakota
County as well as outlot A of the 2nd Addition. However, the City
of Eagan participated in their acquisition costs. Subsequently,
any disposition and/or development of these lots would require the
joint participation of both agencies. .
When the properties were originally acquired as a part of the
Lexington Avenue (County Road 43) improvement, a conceptual
development proposal was prepared to show how these lots could be
further subdivided and serviced with public streets. Enclosed is
a copy of that concept layout. As such, there should be no further
impact or right-of-way dedication requirements from your lots.
This property is not proposed to be developed as park land. It is
anticipated that it will be replatted and subdivided as a single-
family residential development to maximize the return of the
acquisition costs incurred by the City and the County. Any
subdivision of this property will require a standard subdivision
platting process .which would require that all properties within
350' be notified when this process is initiated.
At the present time, we are not sure whether the City and County
will subdivide the property, install the necessary public
improvements and sell tfie lots individually, or whether they will
be sold in their present configuration to a future developer to
proceed with the subdivision process privately.

Due to the fact that this is publicly owned land at the present
time, its disposition would be through a public sale which would be
handled by an agency of Dakota County. I am not familiar with
their surplus property disposal process, so I would encourage you
to continue your communications with the appropriate County aqency.

hundred ($300.00) dollars to the County of Dakota as required by
Ordinance Number 114 and has complied with all of the
requirements of said Ordinance necessary for obtaining this
permit to permanently seal the well or wells described herein:
Three (3) abandoned wells with a casing diameter of 4 inches and
approximately 290 feet in depth. The well shall be cleaned of
equipment and debris, disinfected, neat cement pressure grouted
and terminated at least two feet below grade.
