Presently, these lots are owned by Dakota County as well as Outlot A of the 2nd Addition. However, the City of Eagan participated in their acquisition costs. Subsequently, any disposition and/or development of these lots would require the joint participation of both agencies.. When the properties were originally acquired as a part of the Lexington Avenue (County Road 43) improvement, a conceptual development proposal was prepared to show how these lots could be further subdivided and serviced with public streets. Enclosed is a copy of that concept layout. As such, there should be no further impact or right-of-way dedication requirements from your lots. This property is not proposed to be developed as park land. It is anticipated that it will be replatted and subdivided as a single- family residential development to maximize the return of the acquisition costs incurred by the City and the County. Any subdivision of this property will require a standard subdivision platting process .which would require that all properties within 350' be notified when this process is initiated. At the present time, we are not sure whether the City and County will subdivide the property, install the necessary public improvements and sell the lots individually, or whether they will be sold in their present configuration to a future developer to proceed with the subdivision process privately.
