As a lot owner in that subdivision, you are probably aware of the "street islands" located in the culdesacs on Blue Heron Court, Bald Eagle Court and Falcon Way. These islands enhance the attractiveness of your neighborhood and each lot owner benefits from these landscaped areas directly and indirectly. Although the landscaped street islands require very little maintenance, the City of Eagan has required that a plan be formulated to provide for the maintenance of the landscaping in the street islands on an ongoing basis and expects the lot owners in the subdivision to join in and support this effort. To this end, we have drafted a Declaration of Covenants for Maintenance and Repair of Landscaping which has been signed by Richard Land Associates with respect to the eleven lots in the subdivision which Richard Land continues to own. Panel heights are typically 8 feet - widths range from 4 feet to 28 feet. Panels up to ten feet in height can be made with an 8 foot maximum width. Consult the local R-Control panel manufacturer for sizes available in your area. PANEL HANDLING AND PLACEMENT: AFM R-Control panels may be complete wall sections in some building designs. The use of a crane or lift truck may be needed for panel placement. Lifting clamps and attachments can be provided by the R-Control manufacturer. Consult the manufacturer for their recommendations for handling methods. R -Control panels may be placed on foundations and framing by hand or by mechanical equipment. The 4' x 8' panels are easily handled by two people. Panel weight and contractor preference will dictate. Whichever method is used, place, join, and attach panels following the recommendations provided in this manual. PANEL FASTENING: Panels are connected by the use of nails or equivalent staples, and adhesives. Screws of equal strength may be substituted for nails and staples when used in comparable frequency. However, adhesives must still be used in conjunction with all fastening techniques. ADHESIVES AND SEALANTS: AFM R-Control panels are joined using dimensional lumber plates and panel splines. These attachments are made with fasteners and adhesives. Wood to wood bonding adhesives that are safe for expanded polystyrene (EPS) foam insulation are recommended. Apply adhesive in a light bead to wood surfaces only. A light bead will result in a good film spread when plates and splines are installed following AFM recommendations. Interior air changes are thereby greatly reduced. AFM recommends that your structure be investigated by a qualified HUAC representative to determine proper ventilation design. AFM recommends the use of air-to-air heat exchangers/ventilators. All interior surfaces of the R-Control panel must be finished with a minimum 1/2" gypsum board. Mechanically attach the gypsum at 24" centers in the field of the board, and 12" centers along the top or as local codes require. Use common drywall nails, 6d minimum. Float and tape all joints. EPS contains a flame retardant additive. However, it should not be stored near any open flame or source of ignition., Do not install or use EPS with coal-tar pitch or highly solvent extended mastics and adhesives.
