Dear Craig:
We have started our review of the construction documents submitted in pursuit of
obtaining a building permit for the above-referenced project. This review is not intended
to be an exhaustive and comprehensive report. Unless otherwise noted, all references aze
to the 2000 I.B.C. It is our goal that this review will help you in complying with the
applicable codes and we are, therefore, requesting that the following items be addressed.
1. The required number of accessible parking spaces and access aisles shall comply
with Chapter 1341.0403, Item E, Sub item (1) MSBC
2. The accessible pazking signage detail on sheet A1.2 shall comply with Chapter
1341.0428, Subpart 4 MSBC.
3. Include the required slope in the accessible curb ramp detail on sheet Al.l. The
slope shall comply with Chapter 1341.0430 MSBC.
4. The City interprets Chapter 1341.0405, Item H, Sub item (1), Unit (a), to say that
your proposed building would require at least two accessible entrances.
Accessible parking spaces shall be dispersed among the various accessible
entrances.
5. Provide detailed locations of all toilet room fixtures and stall partitions.
6. Provide the location of the required accessible drinking fountain.
7. Provide details for accessible toilet paper dispenser location and clearances.

8. Lavatory and mirror fiacture heights shall comply with Chapter 1341.0454,
Subparts 2 and 6.

9. A permanent ladder complying with Chapter 1346, Section 306.1 MSBC, shall be
provided at the change of roof elevation between the office and garage portions of
the building.
10. Provide structural details for footing and foundation at the stoop slabs.
11. Provide details for the oil and flammable liquids separator required for the truck
wash. The separator shall comply with Chapter 4715.1120 MSBC.
12. Mechanical and plumbing plans shall be submitted for review with their
respective permit applications. These plans shall be approved prior to issuing a
building permit.
13. Provide the SAC determination letter form MCES. (Call 651-602-1000 for
information)
14. Specify which NFPA sprinkler system that is being installed.
15. Revise plans accordingly and submit for further review.

added free draining granular fill under the stoop. Opus feels that this system has performed satisfactorily.

R: The oil and flammable liquids separator details will be shown on the plumbing drawings submitted
shortly.
