garage lateral framing system at the residence located at 1450 Englert Road in Eagan, MN, as
directed by Erik Johnson, the builder,
BACKGROUND
The garage beir+g constructed by McDonald ConstrucHon, ]nc, does not meet the prescriptive
requuements of the 2000 Tntemarional, Residenhal Code (IRC) in regards to the length and
height of the wall panels on either side of the garage door openings,
The City Suilding Inspections Department is requesting a structuzal engineering review of this
condiHon.

The house is a 2-story wood-fzamed stcuccure with a cast-in-place concrete foundation and an
attached slab-on-grade garage
OBSFgVATIONS AND COMMENTS
1. Rick Memck of Planco provided Ulteig with architecturaf plans last dated 1-27-05. See
the attached first level plan for more information. A site inspection was performed on
Apri129, 2005 by Trevor Axner of Ulteig. The following information is noted:
a. '!'kie attached garage is set tv the right side of the house structure. The front of
the garage extends 7-6" out from the Eront house wall. The garage is
appxoximately 38 feet wide by 36 feet deep overall.
b. 'I'he garage is 3-stall with a 16-l00t door and a 9-Eoot door.
c. The single stall portion of the garage is set back 10 feet from the double stall
section.
d. The garage frame wall heights are approxunately 7,2'-B'h" at the double stall
section and 11'-3'/?" at the single stall secHon. The double stall section is framed
with 2 x 6 studs at 16 iztches on centez and the single stall Section is kamed with 2
x 4 studs at 16 inches on center-
e. Wich the excepHon of the garage door openings, the garage walls mntain a total
of three man-door entrances and five small window openings, 'I'he wzndows
have a rough opening of 25 inches. See the attached plan for nnoxe izi£oxmatxon.
f. The garage is sheathed with b"z" thick wood structural panels (OSB) at the ,EFOnt
walls and 3/a" thick Built-Rite exterior sheathing at the remaining walls.
g. The garage is currently unfinished on the inside.
h. All walls aze attached to the concrete foundation with Simpson MA615 straps.
Spacing varies but anchors are located a maximum oE 72 inches on center.
i. The walls on either side of the front guage doors are 3'-1" at the double door and
10'h" at the single door.
j. The single door zs franned with a(2) 13/c" x 9'h" LVL header, (3) 2 x 4 bearing
studs and (4) 2 x 4 king studs.
k The double door is framed with a(2) 13/i' x 117(e" C.VL header, (3) 2 x 6 bearing
studs and either (1) or (2) 2 x 6 king studs.
l. The double stall section of the garage wntains a bonus room built into the trusses
above.
M. The roof diaphragm over the single stall section is isolated from that of the
double staSl section

n. With the exception oE khe garage house shared wall, the gacage Wdll framing is
supported by 8" cast-in-place concrete frostwalls with a 6" wide stem.
o. The slab-on-grade is not yet placed.
2. The following infornnation is in regard to the design requirements of the lateral framing
system for this garage layout:
a• The smaller wall panels with heights exceeding 10 feet do not meet the
prescriptive requirements of the IRC In addition, these wall panels are not
sufficient to support the lateral loads typically distributed to structuxal
sheanvalls,
b. The discontinuity of the roof diaphzagms between the single and double stall
sections of the garage do not allow the entire system to distribute loads as a
single diaphragm. Therefore each stall will need to be designed to resist lateral
loads sepazately.
c. At the single stall system, becaiue a stcuctural shear waU does not exist adjacent
the double sta11 section, a 3-sided diaphragm wiIl be required to adequately
distribute loads. This design will require the front wall with the garage door
opening to resist lateral loads. Due to the small wall panels, the entire wall will
need to be constructed as a porhal frame. Refer to the athached plan and sheet 5-1
for all construction requirements•
d. At the double stall system, the roof system is Ned into the roof diaphragm of the
house. A standard lateral revzew is perzriztted. Refer to tkte attached plan foz aU
additional construction zequirements,
e. T.zi oxder to provide sufficient strength, the following construction items aze
assumed:
i. The studs are to be spruce-pine-fir material or better, stud grade.
u. The roof sheathing is to be minimum 'Fx" thick stzuctucal grade plywood
or OSB with Code xequxred nailing and span raring.
iii. The wall tastener spacing for the 3/a" fiberboazd is to be minimum No. 11
gage galvanized roofing nails (13/a" long with aI/ib' head) at 3-inches on
center around sheathing perimeter and 6-inches on center at internnediate
supports. As an option, the contractor may use No. 16 gage staples (7/1e"
crown and 1'/a" length) at the same spacing.
iv. The W" OSB wall sheathing noted is to be fastened with a minimum of bd
naiLs at a standazd 6:12 pattem. As an oprion, the contrador may use No,
16 gage staples ('hR' crown and 1?/a" length) at the same spacing.

3. A structural engineering analysis of the garage lateral haming was performed and the
following information is noted:
a. The lateral framing system foz the garage is not structurally adequate at the
current stage of construction. The installation of holdown anchors and yoztal
frame constnzction is required. Refer to the attached plan and elevation for more
information
