The purpose of this letter is to report the findings of a structural engineering review of a garage
lateral framing system and a distressed foundarion.
ASSIGNMENT
LTlteig Engineers has been retained to pxovide a structural engineering review of the attached
garage lateral Eraming system and a distressed concrete rnasonty block foundation at the
residence located at 1357 Grace Drive in Eagan, MN, as directed by Curt Wright, the builder.
BACKGROUND
The garage being constrncted by Wright Homes does not meet the prescriptive requirements of
the 2000 Intemational Residential Code (IRC) in regards to the length of the wall panels on
either side of the garage door openings. In addition, during backfilling the concrete masonry
block foundation at the front of the tuck-under garage bowed inwards and cracked.
The City Suilding Inspections I?eparhment is requesting a stnzctural engineeting review of
these conditions.

The house is a 1-story wood-framed structure with a concrete masonty bIock foundarion, full
basement, walkout at the rear, and an attached tuck-under garage with a precast plank floor
system.
OBSERVATIONS AND COMMENT5
1. Rick Merrick of Planco provided Ulteig w-ith architectural plans dated 11-24-04. See the
attached foundation and main leve] plans for more information. A site inspecrion was
pezformed on April 29, 2005 by Trevor Axner of Ulteig. The following information is
noted:
Garage Lateral Framing System
a. The attached garage is seE ta the right side of the house structure. The garage is
aligned at a 45 degree angle to the house orientation. The front of the garage
extends 2'-0" out from the fxont house watl. The garage is approximately 32 feet
wide by 28 feet deep overall.
b. The garage is 3-sEall with an 18-£oot door and a 4-foot door_
c The single stall portion of the garage is set back 2 ieeE from the double stall
section.
d. The garage frame wall heights are approximately 10 feeE. The walls are framed
with 2 x 4 studs at 16 inches on centez.
e. With the exception of the garage door openings, the garage walLs contain a total
of one man-deor entrance and two small window openings. See the attached
plan for more inEormation. At the rear of the structure above the lower level
openings, the concrete block stem is omitted and the contractor supported the
wood roof trusses with a header inside of the wall system
f. The garage is sheaEhed with i/z" thick wood structural panels (OSS) at the front
walls and 3/4' thick BuilE-Rite exterior sheathing at the remainuig walls.
g. 'I`he garage is currently unfinished on the inside, buE is insulated and a poly
barrier is installed.
h. AIl walls are attached to the concrete foundaHon with I/z" diameter anchoz bolts.
Spacing varies but anchors are located a maximum of 72 inches on center. Two
bolts are located at each of the wall panels on each side of the garage doors.
i. The walls on either side of the front garage doors are 151h" and 18" at the double
door and 14'fz" and 10" at the single door.
j. The garage doors are framed with (2) 13/a" x 177/8" LVL headers. The headers
extend a minimum of eight inches becond Ehe opening at each end and are

supported by two sets of (2) 2 x 4 bearing studs arcd a(1) 2 x 4 full height king
stud.
k. The garage does not contain a bonus room buiIE into the trusses.
1. The garage floor is constructed of 12" precast pIank. The membrane and topping
are not yet placed.
m. 4Vith the exception of the garage house shazed wall, the garage inrall craming is
supported by (2) courses of b" concrete masonry block at the sides and rear and
(2) courses of 4" concrete masonry block at the front. These stems are supported
by 12" mncrete masoLUV block foundation walls belozv.
Distressed Foundation
n. Ulteig previously designed the concrete masonry block foundation supportiing
the precast plank. See the engineered drawings prepared by iJlteig dated 12-9-04
(Ulteig Pmject No. 204.1421). These drarvings consisting of Sl-S3 are attached to
this report.
o. The basement slab-on-grade has not yet been placed.
p. The distress is located at the front full height foundation. The distress mnsists of
a series of cracks which are diagonal in orientation and in a stepped paetem. The
wall contains three sets oE tcvo cracks. Each pair of cracks extends from the base
of the wall up and towards the center of the garage. The cracks in each pair are
separated by approximately 8 to 16 inches. The cracks vary fcom approximately
I/s" in width to hairline.
q. The foundation is 12" concrete masonxy block, 11 courses exposed for a clear
height of 7'-8". Ulteig's design was for a maximum clear height of 8'-8".
r. The front foundation wall is separated into an 11-foot and a 2I-foot section wzth
a 2-foot offset between the walls. At the middle of the longer front foundation
wall secHon, the top of the wall is a maximuzn of approximately 2 inches out-of-
plumb towards the inside. At the end of the shorter front Eounda[ion wall
secrion neazest the wall offset, the top of the wall is a maximum of approximately
11/z inches out-oE-plumb towards the inside.
s. All walIs appear to be dropped for frost protection.
t. The soil on-site appears to be a sandy, granular material.
U. The builder reported that the walls were backfilled prior to the precast plank
placement. During backfilling, hfie wall bowed imvards up Eo 3 inches. The
contractor reportedly removed some of the backfill and partially replumbed the
wall.
v. After the distress occurred, the masonry contractor installed four 16" x 16"
concrete masonry block pilasters on the inside of Ehe longer front foundation
wall, evenly spaced across its length. The concrete block pilasters extend to

within a minimum of (4) murses from the top of the foundation wall and
reportedly extend down for frost protection, attached by dowels to the footings.
w. An additional concrete block core cvas reportedly grouted solid at each of the
pilaster locations after the distress occurred in order to dowel between the wall
and these pilasters.
X. The dowel connection between the precast plank and foundation wall could not
be verified.
2. The following information is in regard to the design requirements of the lateral framing
sgstem for this garage layout:
a. The smaller wa11 panels cvith heights exceeding 10 feet do not meet the
prescriptive requirements of the IRC. In addition, these wall panels are not
sufficient to support the lateral loads typicatly distributed to structural
shearwalls.
b. Due to the specific nature of the garage la}rout the tong rear and sidewalls
without large openings may be designed to support the enGrety of the lateral
loads through what is called a 3-sided diaphragm. The roof diaphragm transfers
the shear Ioad into the rear wall by using the sidewails as chords, thus
eliminating the, need for the front garage waUs to support these lateral loads.
c. In order to protiride sufficient strength, the following constnzction items are
required:
i. The sEuds are to be spruce-pine-fir material or better, shid grade.
ii. The roof sheathing is to be minimum I/i' thick structural grade plywood
or OSB tiith Code required nailing and span rating.
rii. The wall fastener spacing far the 3ia" fiberboard is to be minimum No. 11
gage galvanized roofing nails (13i4' long cvith a%i,b' head) at 3-inches on
center around sheathing perimeter and 6-inches on center at intermediate
supports. As an option, the rnntractar rnay use PVo. 16 gage staples (%he"
crown and 1314' length) at the same spacing.
iv. The'h" OSB wall sheathing noted is to be fastened with a minimum of 6d
nails at a standard 6:12 pattem. As an option, the contracEor maV use Vo.
16 gage staples ('; ie" crown and 13/+' Iength) at the same spacing.
3. The following information is in regard to the foundation distress at the full heighf front
garage walls: '
a. I1ie foundation walls are designed to span vertically between the supporting
precast plank and basement slab on grade. Because the wall was backtilled

withouE the precast plank in-place, the walI cvas forced to span horizontally
between the supporting retum walls. This horizontal distance is further than the
wall can span.
b. Based on the orientation and IocaHon of the distresses, the cracks are the result of
this lack of support in mmbinatian tvith the adjacent backfill pressure.
C. The cracks are struchtral in nature but are not excessively large. Therefore the
crertical rein#orcement was no# likely affected by the existing distress. In
addition, the reduced clear height and installation of the pilasters further
increase the foundation wall's facEor of safety. However, the cracks decrease the
continuity and wrresponding shear strength ot the wall. Corrective measures
are required.
d. The remaining unfilled cores are to be grouted solid full height. Once complete,
the diagonal cracks are to be fully epoxy injection grouted to provide continuify
to the wall and prevent water intrusion. 1'his repair assumes that the builder and
owner will accept a portion of this front foundation wall remaining out-of-plumb
as noted. IE some rebar to concrete bond distress did occur, the fu11y grouted
wall is able to resist the design loads unreinforced.
STRiTCTURAL ANALYSIS
4. A structural engineering analysis of the garage ]ateral framing was performed and the
following information is noted:
a. The lateral framing system for the garage is structuratly adequate as detailed in
this report.
PROFESSIONAL OPINIOIV
5. It is our professionaI engineering opinion that:
a. The garage framing lateral system is structurally adequate and meets #he
requirements of the Code provided all noted construction requizements are met.
b. The distressed foundation wall will be sound, structurally adequate, and meet
the requirements of the Code provided aII noeed construction requirements are
met.
