garage lateral framing system.
ASSIGNMENT
Ulteig Engineers has been retained to provide a strucrizral engineerin Vi?]y of the
attached garage laterai framing system at the residence located at 136b Grace Driv in
Eagan, MN, as directed by Curt Wright of Wright Homes.
BACKGROUND
T'he garage at the above residence is being constructed by Wright Homes. The garage front
wall panels do not meet the prescriptive requirements of the 2000 International Residential
Code (IRC) in regards to their length on either side of the garage door openings.
The City Building Inspections Department is requesting a structural engineering review of
this condition.

The house is a 2-story wood-framed structure with an attached slab-on-grade garage.
OBSERVATIONS AND COMMENTS
1. Rick Merrick of Planco provided Ulteig with architeclural plans for the garage area.
The following informarion is in regard to the proposed garage layout and common
construction practices:
a. The attached garage is set to the left side of the house structure. The front of
the garage extends approximately 26 feet in front of the house entrance. With
the excepHon of the front garage wall, the only opening in the garage walls is
at the right sidewall where a man-door enters into the house structure. The
garage is approximately 34 feet wide by 36 feet deep.
b. The garage is 3-stall with an 18-foot door and a 9-foot door.
C. The garage frame wall heights are approximately 10'4".
d. The garage is sheathed with 3/a" thick Built-Rite exterior sheathing.
e. The garage is unfinished on the inside, with the exception of the shared wall.
f. The walls on either side of the front garage doors are between 1'-6" and 1-2"
in length with an offset between doors of two feet.
2. The following information is in regard to the design requirements of the lateral
framing system for this garage layout:
a. The small wall panels do not meet the prescriptive requirements of the IRC.
In addition, these walls panels are not sufficient to support the lateral loads
typically distributed to structural shearwalls.
b. Due to the specific nature of the garage layout, the long rear and sidewalls
without any large openings may be designed to support the entirety of the
lateral loads through what is called a"3-sided diaphragm". The roof
diaphragm transfers the shear load into the rear wall by using the sidewalls
as chords, thus eliminating the need for the front garage walls to support
these lateral loads.
c. In order to provide sufficient strength for this system, the following
construction items are required:
i. The studs are to be spruce-pine-fir material or better, slud grade.

ii. The studs are to be a minimum of 2 x 4lumber at a maximum of
16 inches on center.
iii. The roof sheathing is to be a minimum of '/z" thick structural
grade plywood or OSB with Code required nailing and span
rating.
iv. The wall fastener spacing is to be a minimum of No. 11 gage
galvanized roofing nails (13/4' long with a'/16' head) at 3-inches on
center around sheathin oerimeter an_d 6-_ i_ n_ches on center at
inte ' su orts. s an option, the contractor may use No
?1-y-ii 16 gage staples ('/16' crown and 11Fi" length) at the same spacing.

STRUCTURAL ANALYSIS
3. A structural engineering analysis of the garage lateral framing was performed and
the following information is noted:
a. The lateral framing system for the proposed garage is structurally adequate
as detailed in this report.
PROFESSIONAL OPINION
4. It is m?professional en?ineerinQ opinion that the proposed garage framing lateral
system is structurally adequate and meets the requirements of the Code provided
the above construcflon requirements are followed.
GENERAL
5. The observations and opinions expressed in this report are based on our
