The roof sheathing is to be minimum Yz" thick structural grade plywood or QSB with Code required nailing and span rating. iv. The wa11 Eastener spating.is to be minimwm No. 11 gage galvanized roofing nails (13/a" long with a'/ia' head) at 3-inches on center azound sheathing perimeter and 6-inches on center at intermediate supports. As an option, the mntractor may use IVo. 16 gage staples ('hd' crown and 1W" length) at the same spacing. d. Further review is reyuired for circumstances varying Erom the assumptions of this report. STRUCTURAL ANALYSIS 3. A sttuctural engineering enalysis of the garage lateral framing was performed and the Eollowing information is noted: a. The lateral haming system for the proposed garage is structurally adequate as detailed in this report. PROFE5S10NAL OPl ION 4. It is my professional engineering opinion that the proposed garage framing lateral ? system is structurally adequate and meets the requirnments of the Code provided the above construction requirements are followed. , GENERAL 5. The obsetvations and opinions expressed in this report are based on my professional engineering judgment and professional praCtice. 6. IVo site visits were either performed or requested for this project. 7. No other engineering was performed or requested for this project, 8. All conshvction is to be done in accordance with standard industry practice and the requirements of the Code. SEP-22-2004 16:45 ULTEIG MPLS 7635711166 P.03 W right Homes Ulteig Project No. 204.1160 September 22, 2004 Page 2 DESCRIPTION The house is a 2-story wood-framed sttucture with an attached slab-on-grade garage. OBSERVATTONS AND COMIYIENTS i. Rick Merrick of Planco prov?ded Ulteig with architectural plansforthe garage area. The following information is in regard to the proposed garage layout and common construction practices: a. The attached garage is set to the left side of the house structure. The front of the garage extends approximately 10 feet in front of the house entrance. With the exception of the front garage wall, the only opening in the garage walls is at the right sidewall where a man-door enters into the house structure. The garage is approximately 34 feet wide by 26 feet deep. b. The garage is 3-stall with an 18-foot door and a 9-foot door. c. The garage frame wall heights are approximately 10'-4". d. The garage is sheathed with 3/i' thick Built-Rite exterior sheathing. e. The garage is unfinished on the znside with the exception of the shared wall. f. The walls on either side of the Eront garage doors are between 1'-6" and 2'-2" in length with an ofEset between doors of two feet. 2. The fo]lowing information is in regard to the design requirements of the lateral haming system for these typical garage layouts: a. The small wall panels do not meet the prescriptive requuements of the IRC. ]n addirion, these walls panels are not SufEicient to support the laterai loads typically distributed to structural shearwalls. b. Due to the specific nature of the garage laqout, the long rear and sidewalls without any large openings may be designed to suppozt the entirety of the lateral loads through what is called a 3-sided diaphragm. The rooE diaphragm transfers the sheaz load into the rear wall by using the sidewalls as chords, thus eliminating the need fpr the front garage wa11s to support these lateral loads. c. In order to provide su4ficient strength for this system, the following cmstruction items are required: i. The studs are to be spruce-pine-fir marerial or better, stud grade. ii. The studs are to be minimum 2 x 4lumber at maxionum 16 inches on center.
