1457 Lone Oak RdSg d ?3 Mechanical Ventilation Design for'145TLone_Qa1c-l?oad ? BuildinE Description 1457 Lone Oak Road is a 3 story 5 bedroom / 7 bath single family residence with no basement. The ground floor is radiantly heated over a 4" slab on top of 2" foam insulation and a 6 mil vapor barrier. The building has 9'6" average room height on 3300 sq feet and about 15' on another 3300 sq feet. This gives the house a volume of approximately 80,000 cubic feet for design purposes with 6600 square feet of floor space. The heat source is an on-demand natural gas water heater Iocated in garage that also serves household hot water. The house has no fireplaces installed but 2 are designed for the future and these will be natural gas direct vent type. A more typical home is designed around a 2000 sq feet with an average 8' height for about 16,000 cubic foot volume. The higher volume of this house changes the way the ventilation system works. The average exposure of water vapor and `bad air' from people is tempered far more than in a typical house. The house will act like a single person living in an average home. System descriution The house is designed to use a Boosted Multi-Port Supply/Single PoR Exhaust system. The Multi-port supply provides multiple controlled inlets for `good' air into selected azeas i.e. bedrooms. The Single Port exhaust is designed to provide a siight negative pressure to the building to draw `good' air through the Multi-port supply. This system is supplemented by very low volume fans drawing the air ftom selected areas i.e. again bedroom and delivering it to the common areas. This causes a definite lower presssure in bedrooms and increases efficiency of the Multi Port Supply_ Ttris increases ttte pressure in the common area and increases the efficiency of the Single Port Exhaust. The Fan system is designed to run intermittently while the building is occupied but at least 12 hours per day(while occupied). Initially the system will be driven by a timer but later upgrades will include an occupancy sensor and other sensors to ensure `good' air. Svstem Calcutations The Minnesota Energy code prescriptive method requires 15cfm+I5cfm "(bedrooms) or 15+15*5=90cfm. The Centerpoint Energy/MN program determined that 230cfm were required. We determined that a 250cfm inline fan should be sufficient. Svstem Impiementation The system is implemented by a 250 cfm inline fan vented to the South-East so that the affect of the prevailing winds from the north west is reduced. The bedrooms will be equipped with a 4" controllable passive vent. The secondary fan system will be low volume fans (-25cfrn) located in each bedroom area moving air into the common area. These fans will be controlled by a central fan controller. The passive wall vents will be added after proper equipment is available onsite kHS _ MOM p?MEM REao November 2001 ? ? ? ? I don't feel tliai [he data I provided Scott, provided a good enough picture of the home so I am providing this update. I planned this system based on HUD,Energy Star, Uof M and MN Commerce Dept recommendations that a Coarinuous Exhaust(CE) sys[em was the best compromise of efficiency and price in a cold climate. The recommendations s[ated that a 'normal' pressurized sysiem forces air out of the sUVCture and causes condensa[ion in walls in very tight buildings. Talk with any number of buildedremodelers and they will say that this condensation is causing mold in some very expensive houses. The CE system reverses the air flow and prevents this condensation. The passive vents are standard Panasonic 3" insulated produc[s designed for this applicazion. I am trying to make a house thaz will last a long time and provide a safe environment for my family. 'I'his home is not unique or cutting edge, I bought most of the materials at Menazds. it is ICF consVUCtion which is equivalent to a poured or block concrete conswction with 3 inches of EPS on each side ofthe sWcture. It is well insulated but it is just another concrete house. Cemstone probably pours one ICF home a day in the cities and there are thousands of them are built by hundreds of contractors around the company. I would guess that the office building you are in has concrete walls. The house has a 20'x20' central atrium open from first to second floor that is reduced to Sk 16' going to the thud floor. There is no basemerrt. 1'his central atrium with ajog gces from ground leve( to about 45' in the aic The top level ceilings are vaulted and covered with at least ] 0" of icynene. The exterior will be covered with EiFS. House at 1457 Lone Oak Road : RE VENTILATION & Scott Peters... The forum listed as the Home Energy Magazine Online MaylJune 2000 had as one of the members Max Sherman whom aT that time was the chairgerson of ASHRA.E's Residential Ventilation Standard. He had concerns with backflow of gases from combustion appliances. We have locate them in the garage. The system would include 3" exterior vents (Panasonic,Broan or equivalent) in each bedroom. To make sure that air moves through the bedroom and out into the common area, I had planned on providing a supplemental fan system to pull air out of the bedrooms and into the common area where the continous exhaust fan(6" duct 250 cfm) is located. This would increase the efficiency of the passive vents and reduce the negative pressure in the central area (in affect making this area a balanced system area). 1 looked on this as an enhancement on the designed referenced to reduce the chance for backdraft trom kitchen cooktops or fireplaces located in central area. The system would run when occupied and cycle when not occupied. The house also has 7 bath fans at >60cfin and may or may not have a kitchen exhaust fan at I OOcfm. The diagram below shows the construction for the exterior vents which are direct from outside into room. None of the concrete is in contact with outside or inside air. There is a possibility that there could be condensation in the passive vent tubes during extremely cold conditons. If there are, we will deaf with it by tempering the air or adding heaters. lf there is condensation it should drip right into room as there is a sleeve from the outside wall that encloses the passive vent assembly which is inside of its own tube. The references below go back to 1996 and state that continuous exhaust is a good way to ventilate a home. The Builiders Update from the MN Dept of Commerce recommends the system as the most economical way to do it. This practive is widely used in Europe as are concrete homes. I am assuming the £ollowing items based on the sheets. 1. Only underfloor heating and no air conditioning 2. Boiler in the garaqe with its proper combustion air etc. 3. Fresh air is ducted to each room throuqh about 2" diameter tubes that are inside the sheet rocked interior wa11s. Fresh air has no fan. Eresh air inlet is from an outside wall, connected to a header for multiple tubes or plenum. 9. Each of the five bed rooms have a 1ow volume transfer fan moving the air £rom the bedrooms to the common corridor type area. Each bedroom also has 4" passive vents £or air transfer from the bedroom to the common area. 5. There is one 250 cfin exhaust fan based on 7672: A. 90 CFM is the continuous ventilation for 5 bedrooms B. do not use the Centerpoint Energy CD for total ventilation. Per 7672, 6600 sa. ft require 330 cfm of total ventilation based on 0.05 cfm per sq. ft. C. 330-90=290 cfm, can be made up of bathroom fans and kitchen exhausts. My recommendation will be to have the house mechanical system to be designed by an experienced HVAC/concrete design engineer. This is really a very unusual house, the codes are the minimum requirements for the safety and health and do not always cover unusual designs. Other choices may be to advise the owner to do a air flow balance calculations, install it and then verify with a blower door test. Items of concern: a. condensation outside the tubes within the enclosed sheet rock wa11. b. moisture dif£usion rate through concrete c. interior concrete surfaces vapor retarder treatment d. air stagnation in areas other than bedrooms Is the owner willing to tak2 ail the risks associated with this unique one of a kind design Remember, codes are minimum requirements and not the desiqn manuals Let me know if I can assist. Please note, this is a non binding staff opinion on1y. The following is assumed based on the provided information: 1. The total ventilation is handled by exhaust £ans at multiple locations. 2. The people ventilation is provided by bringing outside air through 3" diameter ducts with di£fusers to each of the five bedrooms. This air is transferred to the common area through individual transfer £ans in the common wa11s from the bedrooms to the common area. And a fan equal to the people ventilation quantitiy in the common area is running continuously. The azea of steel of 245 bars and 344 bars are equivalent, the use of eithet combination is acceptable for yout continuous strip footing. 3. The #4 transverse rebar in the continuws strip footing is unnecessary and catt be deleted from the plans 4. The rebar projeding ahove the footing (wall is below grade on each side of the wall) nceds to have a minimum lap of 12" with the wall rebar above (ACI 318-95, Section 12.2.1). Rehar is not wetded to each side of co{umn as per Consulwai Piease place one #4 x 40" length of rebar bent around the column, trim the ICF fortn as required to attain '/." of concrete coverage. 2. The lintels over the garage do not have the minimum required %" of concrete coverage required by ACI-318. Please trim your ICF forms so that you will get your'/<° of concrete caverage 3. At some of the lap splice locations on the horizontaf shrinkagz and temperature s[eel you are lacking the tyPical'/<" cf concrete coverage required. The horizontal steel does not add to the stnictural strength of ihe wali, as the wall spans veRically. This steel is not necessarily mandated by the ACI-318, but is typically added in good practice. We have contacted Consulwal and they have stated the horizontal steel that they hEve recommended is to maintain the location of the verticals. We have also inquired regarding any type of corrosion proteclion that may 6e required and Consulwal has stated that their forms will be airtight and will protect the steel from the efements.
