FROM: Trevor Axner, PE r l: revcsr Axner SUBJECT: Ceiling Joist Condition Date: 8-10-09 Ulteig Project No. 09.01071 Minnesota Registration No. 45470 Ulteig previously provided a structural engineering review of a lateral framing condition at the above residence. Refer to the memorandum dated 5-13-09 for additional information. In a separate section of the home, at the proposed master bedroom, an interior wall was removed below a splice in the existing ceiling joists. The nearest wall parallel to the removed wall is approximately three feet away. The City Building Inspections Department is requesting a review of this condition. The following information was provided by the contractor: a. The ceiling joists are 2 x 6 lumber at 16" on center. b. The splice length is approximately 6" in length and located approximately three feet from a 2 x 4 wall. The wall currently supporting these joists is closer to the beam line in the basement below than the previous wall that was under the splice location. c. The roof system is a hand-framed hip roof that reportedly does not bear on the existing ceiling joists. All roof loading is to be independently transferred to the bearing walls. d. Ulteig is reviewing the ability for the existing 2 x 6 joists that currently extend over the interior wall to cantilever approximately three feet and support the end of the spliced 2 x 6 with a nailed connection. e. Ulteig is reviewing the joists for a uniform dead load of 5 pounds per square foot and a non- storage attic live load of 10 pounds per square foot. f. The contractor reported approximately (2) existing nails and (3) new nails at each of the splice locations. g. The contractor reportedly added a 2 x 8 strong back across the top of the splice to tie the members together. Based on the above conditions noted, the existing 2 x 6 ceiling joists are structurally adequate to support all required design loads in accordance with the Code. The longer 2 x 6's will adequately cantilever to support the remaining unsupported 2 x 6's with an adequate nailed connection. Please contact Ulteig with any questions or comments.
