-- On September 10, 1981, a nremo was distributed listing several lots in
the Ridgecliffe lst Addition which would not be issued sewer and water
permits imtil sanitazy sewer service had been made availahle. Because
it is not anticipated that gravity sanitary sewer will be available to
provide service to the affected lots until July/August of 1982, Orrin
Thompson Homs has agzced to install a tecrporary lift station from Man-
hole No. 37 to the 4" service line for Lot 8, Block 9, Ridaecliffe lst
Addition. Attached to this resro is a copy of the letter we received
from Orrin Thompson Homes whereby the_y in'w.cate that they will perform
the installation, maintenance and liability of this temporazy lift sta-
tion/force main sanitary sewer until such time gravity sanitary seNaer
can be extended across the £uture I-35E during the spring of 1982. There-
fore, with this teniporary system being installed and maintained by Orrin
ThoiTpson Hores, the terrporarv hold on se:aer and water permits and occu-
pancy for the following lots has naa been li£ted:

The application of U. S. Homes for rezoning from R-2 and R-1 to R-1 PD
and waiver of plat to shift lot lines for small single family lots, covering
CLot"s_22-and-23,-B3ock 9?,)and Lots 14, 15 and 16, Block 10, Ridgecliffe lst
Addition came before the Council. Mr. Fierke was again present as was Chuck
Winden, Surveyor. Mr. Fierke stated that the homes will be built oa narrow
lots with the intent of using side lots up to the neighboring building line.
The zero lot line proposa2 was discussed and also maintenance on the sides of
the homes was reviewed. Mr. Fierke indicated;that easements will be granted
up to the building lines. Smith moved, Thomas seconded the motion to approve
the application, subject to the Pollowing:
1. The 1ot line for Lot 15, Bloek 10 will be moved to provide for a
minimum 60 foot front yard width.
2. The exhibits showing the three proposed house pads shall be included
in the development agreement and there shall be assurance of architectural
conformity.
3. A planned development agreement shall be prepared and signed cover-
ing 312 necessary City conditions as recoamended by Staff.

The application of Dennis D. Gonyea and Gonyea Co. for preliminary plat
app^oval of Beau D' Rue Addition consisting of approximat=ly 4.5 acres and
containing 4 commercial lots was presented to the Council for discussion.
Dale Runkle detailed the application and Mike Gare appeared for Gonyea Co.
There uere no objectors at the meeting and the Advisory Planning Commission
recommended aoproval suh,ject to certain conditions. The drainage issue was
discussed in detail and it xas noted thst the storm sewer could connect to a
buried drainage pipe in the area. The concerns of neighbring owners Were also
revieued and afte^ discussion, Smith noved, i7achter seconded the motion to
