The application of U, S. Homes for reaoning from R-2 and R-1 to R-1 PD
and waiver of plat to shift lot lines for sma21 single family lots, covering
Lots 22 and 23, Block 9, and Lots 14, 15 and 16, Block 10, Ridgecliffe lst
Addition came before the Council. Mr. Fierke uas again present as was Chuck
Winden, Surveyor. Mr. Fierke stated that the homes will be built on narrow
lots with the intent of using side lots up to the neigFtboring building Iine.
The zero Iot line proposal was discussed and also maintenance on the sides of
the homes was reviewed. Mr. Fieeke indicated.that easements will 6e granted
up to the 6uilding lines. Smith moved, Thomas seconded the motion to approve
the application, subject to the following:
1. The Iot line for Lot 15, Block 10 srill be moved to provide for a
minimum 60 foot front yard width.
2. The exhibits shouing the three proposed house pads shall be included
in the development agreement and there sha11 be assurance of architectural
conYornity.
3• A planned development agreement shall be prepared and signed eover-
ing all necessary City conditions as recommended by Staff.

There were no objectors at the meeting and the Advisory Planning Commission

-- On September 10, 1981, anem was distributed listing several lots in
the Ridgecliffe lst Addition which would not be issued sewer and water
permits imtil sanitary sewer service had been made availahle. Eecause
it is not anticipated that gravity sanitary sewer will be available to
provide service to the affected lots until July/August of 1982, Orrin
Thorrpson Hoires has agreed to install a te*nporarv lift station frcn Man-
hole No. 37 to the 4" service line for Lot 8, B1ock 9, Ridcecliffe lst
Addition. Attached to this roero is a copy of the letter we received
from Orrin Thompson Homes whereby they indicate that they will perform
the installation, maintenance and liability of this temporary lift sta-
tion/f'orce main sanitary sewer until such tiire gravity sanitary sewer
can be extended across the future I-35E durina the spring of 1982. There-
fore, with this temporary system being installed and maintained by Orrin
Thorpson Hores, the teeqxorazv hold on sewer and water pennits and occu-
pancy for the following lots has naa been lifted:

Lots 1-6, Block 8
Lots 1-7, Block 9
Lots 18-23, Block 9
Iots 10-16; Block 10
Lots 1-10, Block 5

Therefore, the restrictions as referenced in my previous rmmo will still
apply to these lots.
These lots are refercnced on t]ie attached map for your infonnation. If
any problems arise pertaining to sanitary sewer availability, back-ups,
etc., please refer those calls directly to Orrin Thompson Aomes for the
proper resolution. If you have any cTUestions to this release of the re-
striction on the building and sewer/water pezmits, please mntact me.

sewer. There appeared to have been a dunlication of lots that were refer-
enced for future restrictions as compared to those whose restrictions had
