To my understanding there are two remaining issues with the landscaping. First, as noted in your correspondence of Sep[ 2, 2004, Opus' landscape contractor planted a lesser tree count than indicated on the approved landscape plan. There are two (2) missing Austrian Pines at the northeast building corner; and one (1) Sugaz Maple and two (2) Colorado Spruce missing at the north side of the entrance. The second issue is that the landscaping did not achieve the required 75 °Io opacity. In order to satisfy the City's requirements, I propose that the five missing trees he placed along Mike Collins Drive. As you laiow, the City continues to hold a landscape security deposit for this site. The City Code provides that the deposit be held for one full calendar year subsequent to completion of the landscaping and may be released following satisfactory inspection of the site. The inspection revealed a few missing frees, which are required to fulfill the landscape and screening requirements for this properry. The specific items are identified below and need to be conected. If these items are completed this year, a satisfactory inspection next summer would allow the landscape deposit to be released. a. Two missing evergreen trees at the northeast comer of the building. b. The plan shows three existing trees north of the entrance and I saw only one. Additional trees from nursery stock should be planted to compensate for fewer existing trees, c. Only one of the two Sugar Maples on the north side of the driveway has been planted and only one of the three Colorado Spmce irees has been planted nodh of the driveway. d. Landscaping in the area north of the driveway is required by city ordinance to provide screening of the loading area from the public right-of-way, and the plans are noted with the standard "75% opacity, " but this level of screening is not achieved.
