Dear Ms. Overturf:
As we discussed, I am sending you the application forms for a Variance on
property located at 1761 Nokia Way. The City Code allows up to 20% lot
coverage, which is the calculated buildin-, to lot area ratio. With the proposed 14'
x 14' porch addition to your home, the proposed lot covera.-e is 21.1% (2,962 sq.
ft. of building area on 14,026 sq. ft. of lot area).
For the Variance application, you will need [o submit two copies of the
survey/site plan and the construction plans for the addition. In addition, you will
need to obtain a certified mailing list of property owners within 200 feet of your
property (contact a title or abstract company to prepare the ]ist), and provide a
written narrative expiaining the proposed addition, the Variance request and the
hardship justification for the Variance. Hardship is generally defined as physical
conditions that are unique to the property, that are non-economic in nature, are not
self-created, and which prevent reasonable use of the property under strict
adherence to ordinance requirements. Please note that in addition to the above
mentioned items, the completed application forcn and $150.00 application fee
must be included with your application.
Your Variance application must be submitted at least three weeks prior to the Cify
Council meeting at which the request will be considered. The Council meets on
August 6`h and August 20th, which means that your appiication must be submitted
by July 16, 2002, or Julv 30, 2002, respectively.

including but not limited to, bnildings, structures, fences, walkways, clothes line
poles and playgound equipment;

the Laadowner, which has jurisdicrion over the easemern premises or as authorized 6y the

excepras may be required by any federal, state or local government agmcy, other than
Landowner, which has jurisdiction over the easement premises or as autb.orized by the

siaface of the easement except as specifically provided herein. This easement shall be

easement granted hereunder and the covenants contained hereim shall run with the Iand
