February 16, 1982 in the cmLmt of $446.96. 9his i.s an $80.07 reduction fmn the
$527.03 which was presented at the final reassessnnent hearing m Decerrbes 1 and
the subsequent public hearing on Januasy 12, 1982. 'IIzi.s reduction was a result of
oomnents and objections that you presented pe*+ai*++ng to the azea calculations for
your lot in question. After re-omputing your lot, we disoovered that a portion
of your pmperty had been split off and ded.icated to the City of Eagan as park
land. Therefore, with an overall reduction in the area of your lot, your assess-
ment was xeduoed aooordingly. Zhis letter is r.ieant to explain the reasons for the

TPPLICATION SUMMARY: The applicants are requesting a Variance to
the side yard setback to accommodate an expansion of a closet and
bathroom in the master bedroom of the existing single family home.
CoMMENTS: The applicant's home was built in 1976. On May 3, 1977
the City Council approved a rezoning of the west one-half of the
SE 1/4 of Section 27 from R-1 (Single Family) to E(Estate
itesidential). This rezoning included the property presently owned
by the applicants.
When the house was built in 1976, it met all setback requirements
of the R-1 zoning in place at that time. However, when the zoning
caas changed to Estate in 1977, the home berame a legally existing
tion-conforming structure because the inc.reased setback Tequirements
of the Estate zoning district are not met by the existing
structure. The required side yard setback in the Estate district
is 301. The existing setback meets tfie R-1 requirement of 101.
The applicant is requesting a 4' Variance which would leave a 6'
setback between the house and the we:at property line.
Because of mature tree growth and the slope in back of the house,
the applicant has selected the side of the house for the addition
due to possible root and erosion damage that may result from an
addition off the rear of the structu.re.
