With respect to your inspedion of basement remodelling at subjeci properiy at 4091 Oakbrooke AloDve in
Eagan, I understand you obaerved a damaged wood truss which supports the 7" floor of the building. I
visited the building Saturday September 22, 2007 and ohserved one damaged truss. Damage was made at
plan firepface location, to provide Gearance for fireplace ventlng duct to eastedy wall of buiWing.
In its original condiUOn, this floor truss spanned ane-half width of the building - on the order of 14 feet. End-
bearing for this truss is southerly on foundation wall ard northedy on main steel beam, which spans_great
length (easterly-westerly) of building. Several 1? floor supporting trusses bear on this beam, on the order of
19 inches apart, across footprint of building. As such, subject truss supported a t81 floor area on the order of
22 square feet (sfl, the truss suqport area or TSA.
Original loading design for this truss is assumed to 6e on same order as referenced in "Shuctural Design
Loads Tor One- and Two-Family Dwellings" published by U.S. DepartrneM of Housing and Ur6an
Development (HUD)° May, 2001. This publication intends ta promote reasonabte design loads for single
family resideMial buildings, and supplement national model building codes and ASCE-7. As such, 10
pounds per square foM (psf) dead floor load and 40 psf live floor load, together with 300 pound concenUated
(point) load is asaumed for 1" flooc Total dead and live loads are on order of 50 psf, which is assumed to
be loading on original truss. This works out ta be a total bading on TSA of 1,100 pounds - about 5 men
singing Christmas charols shoulder to shoulder above plan fireplace or possiWy apiano.
Damage to subject truss consists of complete removal of several inches of this truss at its mid-span location.
Upon inflidion of lhis damage, the truss esseMially ceased its load transfer function, and loading from TSA
shiked somewhat to adjoiner Vusses.
During aforementioned risit I observed new wood Naming at pian fireplace location for enclosure. At top of
framing I abserved one new section of truss 4 to 5 feet Mriq and equal to original damaged truss in materiaf

and aoss-sectional dimension. The new section was otfset 1 inch westerly from and parallel with damaped
huss. Midpoint of new truss align?.d wiTh ceMer area of damaged truss.
New truss sedion and damaged truss both bear directly on wood framing. The 1? floor bears directly on
both damaged and new trusses. Truss' loads transfer veRically through new wood framing through
composite 2x4 member columns to horizontal framing 2x4 members, which bear directly on basement floor.
A group of remediation wood shuctural members, discussed aCave, consists of a damaged truss, a new
truss sec6on, and new wood framing. This structural group is capeble of providing an adequale bad
transfer function, which was destroyed by damaging fhe original truss.
Adequate load hansfer capability by such group is valid ONLY IF the following oonditions prevail
1. At least 4 new columns (vertical posts) within in new wood framing must transfer truss' loads to
basement floor. Locate 2 such columns directly 6eneath damaged truss. Locate 2 such columns
directly beneaM new truss and widely spaced.
2. 4 new columns must lie vertically 6etow axes of such trusses wiTh NO EXCENTRICITY (NO OFFSEn
from such axis.
3. Each of 4 new columns must be composite 2x4 wood members (2 members joined permanently
together to form composite - double 2x4 post).
4. Reduce buckling tendency in 4 new oomposite columns by pladng section of 2x4 lumber horizorrtally at
or near midpoint of composite lengfh. Fix one end of this section to composite column. Fix other end of
section ko wood framing.
5. Base of new columns must bear on horizontal lying 2u4, which is part of wood framing and resting
direttly on basement floof.
The above validating condRions poiMS 7 through 5 are either already met, or can easity be met 6y the
remadeler in short time. I urWerstand the Eagan building inspedor must revisR your basemeM to detertnine
if the above 5 conditfons are met before furiher approval is given. Please make sure your remodeler has
met the above 5 conditions before re-inspedion by the City of Eagan.
This report strictly considers the load transfer function of the original truss, new truss sedion, and new wood
frame enclosure for fireplace. All other remodeling issues at above suGjact property are outside this reporl's
