4101 OLD SIBLEY MEMORIAL HIGHWAY
Nextel will be constructing its equipment building in conformance with the building footprint that
was approved with the site plan as part of the Conditional Use Pernilt approved for this property
on June 19, 1996, by the Eagan City Council. The building being proposed by Nextel meets all of
the setbacks, construction type and parking as shown on the approved plan.
Any landscaping disturbed by Nextel in the construction of its equipment building will be replaced
by Nextel.
The building will be stick built of concrete block with an asphalt shingled roof. The roofline,
colors and building materials will match as closely as possible the existing building on the site.
This will be an unmanned building with no separation walls in the interior. Parking will be on the
existing asphalt parking area with pedestrian concrete walk as shown on the approved CUP site
plan. There will be no plumbing necessary for the building. There are no corridors in the
building. The exit will be out the only door at ground level and on to a concrete walk.

I have attached a marked up copy of the Building Permit Application with some of the

Also attached is a copy of the which contains the legal description. (you already have a copy of
the CUP site plan/survey) The Exhibit A Conditional Use Pernvt should be attached to the
Building Pernut Application form. Please note on the CUP, that under "Additional Conditions,"
Item No. 8, states:
Prior to the transmission of any new frequencies from the monopole
communications tower located at 4101 Old Sibley Memorial Highway, the
applicant will notify Meredith Cable, in writing, of such transmissions. In addition,
the applicant (my underline) will follow all FCC rules, regulations and protocol
with respect to frequency interference.

of Eagan necessary for obtaining a Conditional Use Permit.
NOW THEREFORE, By order of the City Council of the City of Eagan, Dakota

Additional Conditions:
1. The Conditiona! Use Permit shall be recorded at Dakota County within 60
days of City Council approval with receipt to the City.
2. The Conditional Use Permit provides for a 100' tall multi-user communication
monopole and equipment building.
3. A building permit shall be obtained for the erection of the monopole and
equipment building.
4. The 20' wide access drive and vehicle turn around shall be surfaced with
bituminous or concrete.
5. No more than 25% of the equipment building exterior shal( be metal.
6. The color of the tower shall be a light blue or light grey color scheme.
7. The applicant shall provide the City documentation, from a registered
structural engineer, confirming the structural integrity of the proposed
monopole. The documentation shall be submitted with the building permit
application.
8. Prior to the transmission of any new frequencies from the monopole
communications tower located a4 4101 Old Sibley Memorial Highway, the
applicant will notify Mered+th Cable, in writing, of such transmissions. In
addition, the applicant will follow alI FCC rules, regulations and protocol with
respect to frequency interference.
