"Landowner"), and the CITY OF EAGAN, a municipal corporation, organized under the laws of

utility easement, over, across and under the following described premises, situated within Dakota
County, Minnesota, to-wit:

Minnesota described as follows:
Commencing at the southwest corner of Block 1, Lot 8 which is
the point of beginning; thence North 18 degrees 08 minutes 39
seconds West, and a distance of 63.00 feet; thence North 11
degrees 31 minutes 56 seconds West, and a distance of 20.20 feet;
