SUBSURFACE SOIL INVESTIGATION FOR EXI&TING SINGLE FAMILY RESIDENCE Lot 8 Block 4 Woodland Addition Eagan, Minnesota 8 May 1989 Project 811P INTRODUCTION This report summarizes the findings of a subsurface soil investigation completed by Allied Test Drilling Com- pany for an existing residential structure. Location of the home is on a residential lat located a*. 811 Promontory Place. A legal description is as per the above title block. The structure is evidencing foundation failure in ? its northwest portion. Said work was performed for various concerned parties, including the homeowner. Two soil borings were performed within the project area to establish soil profiles, water table elevations, inplace soil compaction and other information. In addi- tion, moisture content tests were run upon selected soil samples, topographic data was taken, and available con- . struction records with respect to site engineering were consulted. From this data, recommendations are developed ? for various site correction alternatives. SITE OBSERVATIONS The site is located as noted above, in an area of Eagan that has been recently developed. A new residence 811P -2- exists here, of two-story full basement walk-out design ? configuration. The rear of the lot evidences a consider- able amount of fill, upwards of 28.5' as measured verti- cally from walk-out grade to lowest toe of slope. From toe of slope, land continues to drop to a small pond a few hundred feet away. This pond is at the end of a ravine that appears to have once run along the west side of the residence. Several larger trees are noted to have had fill placed at their bases. This fill is noticeably sloughing downslope as evidenced by voids on the downslope side of these trees, several of which are tipping. In addition, cracks are occurring in the fill near the residence, at ? walk-out grade±. There is some surface failure on the face of the fiill, which has a slope nearly as steep as 1.5:1. Otherwise, it is well protected and stabilized. The structure has settled somewhat at its northwest corner, where a room protrudes 6' outward from the normal rear building line. It is at this point where fill is the deepest; the above mentioned ravine once probably ran just a few feet to the west. Large cracks are evident in the foundation wall all along the north line of this protrud- ing room, and along a portion of the west watl. The mast severe cracking and settlement is in the northwest corner. The residence wae constructed in late 1988. A check of records of Instant Testing Company indicates that no ? soil borings were perfiormed prior to building construction 811P -3- 0 or site correction. An inspection of the site on 25 August 1988 indicates that topsoil and vegetation had been re- moved, and that oversizing was proper. It was noted that most of the site would be in cut, but upwards of 7' of fill would be required on the west side and below the ga- rage. Obviously, the situation as it stands now with re- spect to anticipated fill height does not correlate with present observations. At that time, standard proctor tests of fill material were performed. This fill material was a clay loam, with an optimum moisture content of 10 to 11 percent. Between 25 August and 2 September 1988 nine inplace density tests of completed fill were performed. The deepest test, as- ? sumed to be on the first 2'± of fill, was 12.5' below curb level. This would be, very roughly, at elevation 95.5 (see subsequent sectiens for elevation reference). Three tests, including a reLes: at the lowest level, were lower than usually required compaction levels (see "Conclusions and Recommendations", IV.3. for usual filt compaction specifi- cations). The remainder passed. When density tests were ha7ted, fill was apparently at planned foundation grades. Some testimony was received onsite that, after site correction, but before foundation construction, the floor layout of the proposed residence was "flipped". That is, the garage was moved to the east, and the above noted pro- ? truding room, once at the northeast corner, was placed at the northwest corner. There is no record of additional 811P -4- ? site correction work as a result of this change. This tes- timony should be confirmed before any reliance is made thereon. BORING LOCATIONS AND ELEVATIONS After review of the above data, examination of the problem, and gathering of topographic data, two boring lo- cations were chosen by Allied 7est Drilling Company, The borings were located as close to the house as possible, slightly angled into the building pad. These borings were placed to obtain samples representative of the area where the problem is occurring, and, for contrast, in an area that does not show damage at this time. 0 Refer to the drawing attached to this report for bor- ing locations. This drawing also contains key topographic data. Ground surface elevation at each boring location and at key topographic points was determined and referenced to top of the existing foundation at walk-out level. This temporary reference point was assigned an arbitrary refer- ence elevation of 100.00. FIELD INVESTIGATION 7he borings were accomplished using the hand auger (HA) method of invest;gation. Refer to the attachment (color-coded blue) for a description of this procedure. ? Also contained on this attachment are descriptions of methods of sofl c7assiFication and groundwater measure- 811P • -5- ment. The hand auger method was chosen because of access difficulty. Soil sta6ility was.estimated by an onsite Soils Engineer based upon drilling difficulty, feel of soil samples, etc. SOIL BORING RESULTS Attached is a log for each of the borings together with a key explaining terms and entries. The depth of in- dividual layers of soil may vary somewhat from those indi- cated on the log due to the inexact nature of auger sam- pling and the occurrence of transition between soil layers. Boring 1 evidences some loose sand to 2' of depth and soft over-moist (almost saturated) clay loam below. At 4' ? this material begins to stabilize. At 5', the material ap- pears firm. Boring 2 indicates entirely clay 1oam, firm. All material encountered is fill as evidenced by a mixed nature of this soil. Significant deposits of organic soils are not present below surface levels, but some of the fill soil has thin organic inclusions. Both borings were terminated earlier than planned due to refusals, probably large cobbles or bou7ders. Several attempts were made to complete Boring 7. By comparison of etevations, the fooLing in the northwest corner of the residence rests partially on the soft soil encountered in Boring 1. Footings for a proposed . deck to the east may rest upon more stable soil. As the borings were terminated before naturally oc- _ -? 811P ? -6- inconclusive on their own merits for the purpose. However, since no alternatives were available, this data together with topographic information and construction records will have to be used for analysis. Groundwater was not directly evidenced in the bor- ings. However, when checked a few days later, some of the earlier refusal bore holes were found to have groundwater within a few feet of surface. This could be due to entrap- ments of naturally occuring water in the building pxd area, or to a water line leak in the residence. However, it is again cautioned, as explained in the attachment, that groundwater levels can vary. Indicated ? results are for the time of testing only. CONCLUSIONS AND RECOMMENDATIONS The following conclusions and recommendations are based upon interpreted results of boring lcgs and other data. If, during corrective procedures, soils of different patterns or descriptions are encountered, the Soils Engi- neer should be contacted for possibly revised recommenda- tions (see the following "Limitations of Investigation"). The presence of very weak fill soils near footing level in the vicinity of the northwest corner is obviously the cause ef the settlement. This could possibly be wors- ened by iradequate oversizing of this fill. Boring 2 would ? indicate that the trouble is confined to the northwest cerner. Unfortunately, it could not be determined if the final amount of fill in the corner, about 4', is of ade- ? 811P -7- quate quality, and whether or not original topsoil was re- moved in this vicinity. In all likelihood, this settlement will continue to occur although at a diminishing rate, with increasing structural damage as time goes on. To correct the problem, four different alternatives are hereby offered. They in- clude: (I) "Do Nothing" (II) Soil Sclidification and Densificatior (ISI) Piling and Structural Support (IV) Soil Excavation and Replacement Other alternatives using this and possibly additional dats may be explored by persons qualified to perform roundatien correction. The following sections expand upon the given alternatives to the best e>:tent possibl2 giver the results of this investigation and the expertise of Allied Test 6rilling ComNar,y in the respective areas. I "DC' NOTHIIJG" Zn any si±uation, an alternative would be "Do Noth- ing". But, as indicated above, this would likely result in additional damage. This alternative shoutd be rejected. II SOIL SOLIDIrICATION The process of soil solidification is a method often used successfully to correct failing foundations or to in- crease strength of sub-foundation soils. The procedure in- . volves penetration of the weak soil beneath foundations and cementing soil particles together with a reactive mix- 811P • -8- ture such as calcium chloride and sodium silicate. This results in either a more solid.sub-foundation soil by vir- tue of the cementation process or a sort of vertical soil solidified retaining wall. Afterwards, a soil slurry is pumped into areas below footings which densifies founda- tion soil and actually raises footings to desired levels. Once the structure is stabilized, the Owner can perform repairs on the structure. To fully explore this alternative and estimate costs involved, a company regularly engaged in such services should be contacted and provided a copy of this report. III PILING AND STRUCTURAL SUPPORT ? Another alternative method of stabilizing foundations may be to drive piling and construct grade beams for structural support of foundations. Foundation bearing piles are traditionally used to carry heavy loads to deeper, higher strength soils. They most often are used under bridge abutments, or in areas which have extensive deposits of weak soils. Such piling may be of various design'and composition, such as wood, concrete, steel, composite, etc. Foundation piling obtains strength from end bearing and from side friction along length of individual members. Actual strength, dependent on many factors, is determined • during the driving process taking into account such items as weight of pile, energy of the piledriver, penetration of the pile per impact of the driver, and other factors. 811P • -9- In this case, piles probably would be driven at reasonable intervals around the entire perimeter of the house. Grade beams would be run under the structure and possibly between piles to fully support the house and thus stabilize the foundations and s1ab. Once stabilized, the structural repairs can commence. Piles should not be con- fined to areas onlv where settlinq aroblems and weak soils were evidenced. This is because piling is extremely rigid; normal settlements on the south side of the residence would then become a problem. Piling is usually an expensive process, more suitable for heavier and highly valuabTe structures (eg, bridges), ? and usually is economical only where unsuitable soils are extremely deep (eg, more than 50 feet). If it is desired to investigate this aiternative further, a company regu- larly engaged in this type of work should be contactsd for an estimate. This may further involve the services of a structural engineer to design grade beams. Also, much deeper test borings (50'+)would be necessary to evaluate bearing soils throughout pile penetration depths. If this alternative is to be seriously considered, the office of Allied Test Drilling Company should be contacted for further testing and recommendations. IV SITE EXCAVATION AND REPLACEMENT This method involves temporarily stabilizing the • structure and excavation below footing levels. It may involve destruction of a portion of the lower level if 811P -10- 0 this also cannot be temporarily stabilized. In the area of settlement, an excavation should be performed to remove extremely weak soils, oversizing this excavation, and replacing them with a we11-graded compacted loamy sand. It is not recommended to drop footings deeper. This is because testing could not be performed very deep. Dropping footings deeper would bring them closer ta untested zones. Also, a high footing wall, if constructed of cement block, functions poorly as a retaining wall (for inside soils below slab level) and could fail in this regard unless it is structurally designed by a Professional Engineer. This alternative will involve an excavation to a depth of approximately 5 feet (to elev 92+) at the northwest corner, until firm soils are encountered. This excavation should be followed along the residence until firm soils reach foundation levels. It should also be followed downslope also to assure that the 1:1 oversizing requirement is met. This oversizing should be computed from walk-out arade level, not edge of the walk-out foot- ing, as cement block footing walls do not function we17 as retaining walls to support interior fill. As a protective measure, additional landscaping fill should be placed until the final surface slopes 2:1. A full set of recommendations are presented beTow for utilization of this alternative. To estimate price of this method, contractors qualified in the area of working under . such conditions and in the field of excavation and embanh- S17P -11- 0 ment construction under these conditions should be con- tacted. The disadvantage of this method is difficutty asso- ciated with compacting fi11 beneath an existing structure or the destruction of a portion of the existing foundation and slab to effect correction. Also, in this case, soils have not been fully evaluated to base of fi17 and into basal soil. 1. Foundations: For purposes of propased construction, foundations must rest upon mineral (non-organic) soils of adequate bearing value. Normally, an allowable foundation bear- . ing pressure of 1800 pounds per square foot (psf) is proper for a single family residence. Soils should be removed to the depth as outlined above, following out the unsuitable zone along the building wall and downs'ope until it dissipates or disappears beyond building pad oversizing. Fill should be constructed as per the "Fill Place- ment" section following. Especially important is the 1:1 oversizing requirement. Any soil loosened in the excavation process should tre thoroughly recompacted. Using this procedure, an allowable foundation bear- ing capacity of 1800 psf can be achieved. If any other footing arrangements or alternatives . are considered, or if soils of a substantia7ly differ- ent nature are discovered, the office of Allied Test Si7P -12- • Drilling Company should be contacted for possibly re- vised recommendations. 2. Fill Placement: Fill material, as required, should be granular, free of debris, boulders and organic material. Non-granular material may be used, but its workability is somewhat limited, especially in cold or wet weather. Fill should be placed and compacted in a manner that will aiiow complete compaction of the total fill layer to 95% of standard maximum density according to ASTM D 698 in the building pad area. Required compaction should be in- creased to 98% for fili ievels 5 feet and deeper be7ow grade. • A soil compaction test should be conducted for every two feet of fill in appropriate segments of area. Top of fi77 should extend at least one foot horizon- tally beyond the structure pad or footing limits. The fill surface may then extend downward and outward on a 1:1 slope to competent soil. Additional landscaping material should be placed so that the final slope is 2:1. This slope should be well stabilized. - 3. Inspections: The Soils Engineer or his representative should in- spect excavations prior to placement of any construc- tion material, conduct a program of density testing up- on completed fill, and may further recammend a testing • schedule for possibly other material. S1tP -13- 4. Deck Footinqs: Regarding proposed deck in the vicinity of Boring 2 and east, it appears that this construction can take place with good confidence in placing footings upon stable soii, with minimal risk af sett7ement. This is because it appears to be in an area where fill has been adequately placed and compacted, because Boring 2 showed good results, and because decks bear relatively little weight. There may be some risk other than settling, how- ever. The westmost edge of the deck is in an area where soil cracking is occuring (soiTs to the northwest are ? creeping downslope). There could be some drag on col- umns, however well founded the pads may be, creating the potential for tipping or warping outwards. LIMITATIONS GF INVESTIGATZOM The Soils Engineer has prepared this report in ac- cordance with generally accepted soil and foundation en- gineering practices. Because the borings represent only a small portion of the total site and for other reasons, A1- lied Test Grilling Company does not warrant that the bor- ings are necessarily representative of the entire site but only of the boring locations at the time of investigation. Because of the influence of various construction pro- cedures on site suitability, methods presented in this re- ? port may lead to a successful correction of the founda- tions only if appropriate review of construction is car- 8t1P ? -14- ried out by the Soils Engineer or his representative. Con- struction review should be considered an integral part of the design. The scope of this report covers only the suitability of soil for foundation support and and site correction procedures. It does not warrant or certify t.he site as buildable regarding compliance with any other requirements such as building codes, local or state ordinances, federal rules and regulations, etc, which may or may not be ap- plicable. Allied Test Drilling Company has backfilled and com- pacted all boring holes as well as possible under then • existing conditions. However, some continuing settlement may occur if construction does not take place in the near future. The Owner should check boring holes (frequently at first, then after each change of season) for signs of settlement. Any settting that does occur should be back- filled with additional material, preferably a free-flowing granular material. This monitoring should continue for at least one seasen until no additional settlement is evi- denced. Samples of soil from the borings will be retained in the office of Allied Test Drilling Company for a period of 90 days from the date of testing. After 90 days, the sam- ples may be discarded unless a request is received to re- ? tain them for a longer period. 89?P -15- .
