Mr. Scott Ranke is requesting approval of a 3 foot a Variance from the 10 foot side yard setback
requirement for a single family residential property located at 2085 Quartz Lane (Lot 11, Block 4
Cedar Grove No. 4). Specifically, Mr. Ranke is proposing to construct a 192 square foot addition
(screen porch) to his home which would lie 7 feet from a side lot line. The subject property is
zoned R-1, Single Family Residential.
A,UTHORITY FOR REVIEW
City Code Chapter 11, Section 11.40, Subdivision 3C states that the Council may grant a
variance and impose conditions and safeguaxds therein if:
1. The Council shall determine that the speciai conditions applying to the structures or land in
question are peculiar to such property or immediately adjoining property and do not apply
generally to other land or structures in the district in which said land is located, and that the
granting of the application is necessary for the applicant.
2. The granting of the proposed variance will not be contrary to the intent of this Chapter and
the Comprehensive Guide Plan.
3. That granting of such variance will not merely serve as a convenience to the applicant, but is
necessary to alleviate demonstrable hardship or difficulty.
