I understand that You are in ti'e proce.as of remodci'sng the existing porch and that the original consuuction was not inspected by the c'sty. You esked that I look at tAe design and to make recommendation to you if stnictural malifications are required. I will refer to the plen information which you provided to me. The existing porch is 12' x 12' in size and wes built as a screen porch with a roof over the top. The area will aow be insulated and enclosed for yeat-mwl use• . Review and Recommendations 1. The existing roof consi4ts of vaulted msnufacua'ed wood ttvssea spanning 12 foet, spaced at 24" o.a I calculated the slresses in the top end bottom chords of the husses; the maximum compression stress in the top chord of the tivsses is 369 psi. The chords are SPF lumbet, machine rated at Fb =1450 psi, E_ 1,300,000 Psi. 'Ihe tnuss plates are push-in steel plates installed at both side of the truases. The trusses are stcucdffally adequate. 2. Existing 4 x 4 posts were removed around the perimeter of the deck and two new posts and footings are being f? fed at the outer oornets of the porch. I calcuiated the req fmS ze to be 20" diameter pad footing. The footing insta1led is a 26>' diameter, which is adequate. 3. To rt t1re roof trusses at the two bearin8 sides a 1'!e" x y," L was added W the existing 2 x 8 header. Also there is p?rc Na 2 x 10 rim joist below the bearing walls. The /S RInp60 combination of the two continuous members will adequaxelY ? u ovr support the roof loads. ?sq/ r . , ..r- -..- 4. A triple 2 x 12 bewu wss added to support the floor joists mt the outer edge of the porch. In order to assist Dale in determining the minimum setback that can be approved due to topography, trees, etc., I would like to have you evaluate certain engineering limitations that should be taken into consideration as follows: 1. Reduced Right-of-Way/Boulevard Widths There are certain areas where our right-of-way widths are being reduced from the previous standard of 60 ft. to the 50 ft. minimum. This reduces the boulevard widths from 13 ft. to 8 ft. This S ft. reduction should be taken into consideration when evaluating a variance to the front yard setback reguirement in order to maintain adequate off-street parking in front of the garage without creating a potential vehicle obstruction for snow removal equipment. The previous 60 ft. minimum right-of-way with a 13 ft. boulevard provided for a 43 ft. setback from face of garage to edge of curb. This was more than adequate to provide for two off-street parking spaces (front to back) without encroaching in the public travelled roadway. In addition, on collector streets where there are sidewalk/ trailways, the boulevard area is not available for off-street parking due to Ehe conflict with the sidewalk/trailways. Therefore, additional consideration should be taken in to maintaining adequate setback distances to provide the off- street parking needs. I believe this is why there is a greater setback required for property adjacent to collector streets (40 ft.) than minor residential streets. Because our major concerns pertain to off-street parking storage distance, our setback concerns should be addressed to the location of the qaraqe. 2. Driveway Slopes Many times, variances are requested due to severe topography. In these instances, the topography creates a similar problem for access into the property when the lateral distance is diminished but the elevation is not? creating greater slopes. Therefore, please establish an accepta6le guideline/formula that can be used in evaluating requests. This should be based on the gutter elevation or sidewalk/trail as may be THOMAS A. The maximum driveway slope at any one point should be no greater than 14-16 percent with appropriate vertical curve transitions to prevent "bottoming-out".
