Dear Mr. Huisenga:
As requested, I have completed my structural review of the replacement balconies that
your company has built at the Shannon Glen Condominiums at 1887 Silver Bell Road in
Eagan, Minnesota. It is my understanding that your company has been rebuilding the
original deteriorating exterior balconies at this complex since 2004. The design for the
replacement balconies was prepared by the structural engineering firm of Shor &
Associates in October of 2004.
Based on my observations, the replacement balconies have been constructed
substantially in accordance with the approved drawings that were prepared by Shor &
Associates. Some minor adjustments have been made in the field that deviate from the
approved plans. I have reviewed the adjustments (listed below) and find that the
revisions are structurally acceptable with regard to the overall structural integrity of the
balconies and the code requirement for 60 psf live load capacity.
- intermediate support beams (2) 2x10's that are supported on new
concrete sono-tube piers are structurally acceptable. The plans by Shor &
Associates had specified (3) 2x10 beams.
(2) 2x10's are acceptable as a ledger against the existing brick masonry
walls. The plans by Shor & Associates had specified 3x1 0 ledgers.
- Stainless steel 3/8" dia. X 7-1/4" Hilti HIT bolts with epoxy are acceptable
for the attachment of the 2x10 ledgers to the masonry wall. The plans by
Shor & Associates had specified 1/2" dia. Hilti HIT HY 20 anchors.
-Galvanized lag bolts 3/8" dia. X 5" are adequate for fastening the new 2x10
joists to the existing rim board. The plans by Shor & Associates had
specified (2) dia. X 4" lag screws at 16" on center.
In my professional opinion; based on my observations, the replacement balconies have
been well constructed and are in compliance with the requirements of the building code.
A copy of this report will also be forwarded directly to Mr. Jeff Whee 4 it c ,Fpgan
