building permit for the above -referenced project. This review is not intended to ben exhaustive
and comprehensive report. Unless otherwise noted, all references are to the 2000 I:�,C. It is our
goal that this review will help you in complying with the applicable codes and we are, therefore,
requesting that the following items be addressed:
1. Specify what grades will be attending this school.
2. Specify which sprinkler system is being installed throughout the building
3. Provide a listed and tested 2 -hour .fire wall assembly; include details fbr structural
stability per Section 705.2.
4. Provide fastening requirements for all of the rated UL wall assemblies.
5.
If the bleachers shown are being installed with this building permit, provide details
per Section 1008 and MN State Statute 16B.616.
6. An ambulatory stall required by MSBC Chapter 1341.0460, Subpart] 4, shall be
installed in the Men's toilet room, B138.
7. Accessible toilet stalls shall comply with MSBC Chapter 1341.0450, S1,ubparts 1-6,
and, if applicable, Subpart 7, Items A-E.
Sheet A001: Revise toilet paper dispenser location per Minnesota State Building
Code 1341.
. Provide accessible clear space requirements for toilet room fixtures, i. . A114 and
B130.

10. Provide details for the accessible sinks in classrooms and common areas.
11. Designate accessible storage areas, complying with Chapter 1341.0405, Item L, Sub
Item (1) (lockers, closets, shelves, cabinets, and drawers).
12. Provide details for the elevator, including accessibility requirements, draft curtains,
etc.
13. Provide BTU specification for all gas-fired equipment (boilers, water heaters, etc.)
14. If boilers in mechanical rooms over 500 sq. ft. have BTU ratings exceeding 400,000,
two exits complying with Section 1007.1 shall be required.
15. The guard shown @ detail M14 on page A700 shall comply with Sections 1003.2.12
and 1003.2.12.1.
16. Provide details for the required returns for hand railings (Section 1003.3.3.11.5).
17. Provide layout of library stacks for Room B103.
18. Provide pages 404-408 of the architectural plans.
19. Revise the scales to match dimensions on plan.
20. Provide MSDS sheets on all hazardous material that may be stored in Chemistry
Labs.
21. Provide a hazardous materials report comparing amounts with Tables 307.7(1) and
307.7(2).
22. Openings in the exit passageways shall comply with Section 1005.3.4. Normally,
unoccupied areas such as A146 (custodial) and A151 (gyre storage) may not open
into an exit passageway. Section 402.4.6 is specific to covered malls.
23. Roof access shall comply with Minnesota State Mechanical Code 306.5 and 306.5.1. "Hatch
is 7.5 sq. ft."
24. Provide details concerning permanent ladders for roof level changes exceeding 30" per
Minnesota State Mechanical Code 306.5.1.
25. All doors in Room B124 shall swing in the direction of exit travel, Section 1003.3.1.2.

26. Provide revised exiting requirements for B109 and B107. Rooms with an occupant load
exceeding 50 shall have two exits per Table 1004.2.1.
27. Provide seating details for stage (Room B 132).
28. Provide occupant load calculations and exit requirements that would include the use of the
gym floor for seating at special events such as graduation ceremonies.

Dear Mr. Wacker,
City staff conducted an inspection of the above property on December 14, 2007. The
purpose of the inspection was to determine the status of the site improvements and
compliance with the approved plans, relative to final inspection for a Certificate of
Occupancy. Development of the site appears to have progressed according to the
approved plans. However, as of the date of the inspection, the following items
remain incomplete.
a. Landscaping — The landscaping appears to have been installed, however, whether
it is complies with the approved landscape plan could not be verified at this time.
Please note that the financial guarantee for landscaping is held for two years
following satisfactory installation. Therefore, with the installation havi ig
occurred in 2007, the soonest the financial guarantee could be released s summer
2009.
b. Screening of mechanical equipment — There are numerous locations on the
building where mechanical equipment is exposed and visible (see photos
attached). City Code requires that such equipment be screened. Pursuant to
conversations you had with City Planner Mike Ridley in September, please
provide a plan for screening the equipment and a proposed schedule for',
implementation. This information should be received by January 15, 2d08.
Please send us a written response confirming your receipt of this letter and rur
intent to complete the above items in the specified time frame. Your cooperation in
this matter is appreciated. If you have any questions about these items, plealse let me

INTRODUCTION
This report summarizes the results of the project testing services we have conducted for the
referenced project in Inver Grove Heights, Minnesota. Our services were conducted On a will-
call basis, as authorized by. Mr. Ron Radke of Gundlach Champion, Inc on October 31, 2006.
Our scope of services pertinent to this report included the following:,
• Observing the soils in the bottom of the footing excavations for the new building:
• Performing compaction tests in fill placed at the site.
• Observing reinforcing steel placed in the concrete structural elements of the building,
• Performing on-site testing of plastic concrete.
• Performing compressive strength testing of concrete test cylinders.
• Performing on-site testing of plastic masonry grout.
• Performing compressive strength testing of masonry grout "prism" specimens,
• Performing on-site testing of plastic masonry mortar.
• Performing compressive strength testing of masonry mortar test cylinders.
• Performing compressive strength testing of masonry block prisms.

• Observing welded, bolted, and screwed connections for the structural steel frame, steel jpists
and roof deck.
• Summarizing the results of our services in a written report.
PROJECT INFORMATION
We understand the construction consists of a new Trinity Christian School building in Inver.
Grove Heights, Minnesota: We further understand this construction:
• Has two above grade levels.
• Has approximate overall dimensions of 285 feet by 330 feet.
• Has a finished floor elevation of 897.5.
• Has bottom -of -footing elevations ranging from, 893 for the perimeter footings to 895 for
interior footings.
• Is supported by spread footings designed using an allowable soil bearing capacity of 4,000
pounds per square foot (psf).
• Has masonry block walls with a structural steel frame supporting a steel joist and metal deck
roof system.
• Is able tom nt.
tolerate up to /z -inch of differential settlement and up to 1 inch of total settle �
• Is constructed in accordance with applicable building code requirements.
Please note that deviations from the above design information could necessitate altering our
conclusions and recommendations. 'Contact us if the information stated is different from the
actual design.
BACKGROUND INFORMATION
Previously, a subsurface exploration program was performed at the referenced site by AE'. The
results were presented in our July 12, 2006 Report of Geotechnical Exploration and Review
AET Project No. 20-06558 Pae 3 of 10
(AET Project No. 09-00069). Refer to that report for pertinent background information and our
recommendations.
AET also observed the mass excavation for the referenced site and conducted soil densitiy tests in
fill placed in the building pad, parking lot, and roadway area. The test results met or exceeded
specified compaction levels at the locations and elevations tested. The observations and results
were presented in our December 1, 2006 Report of Excavation Observation and Cofnpaction
Testing (AET Project No. 20-06532). Refer to that report for pertinent background information
and our recommendations.
EXCAVATION OBSERVATIONS
Excavation Observation and Results
Between the dates of October 31, 2006 to May 2, 2007, we observed the excavation for the
footings of the new school building. We were not present on a full-time basis. Our services
were on a will -call basis, when requested by Gundlach Champion site; personnel. In addition to
observing the soils exposed in the excavations, we conducted shallow hand auger borings and
hand cone penetrometer probes in the bottoms of the excavations. The soils encountered were
classified in general accordance with ASTM:D2488. Estimates were made of their strength
properties based on their resistance to advancement of the hand auger and from the hand cone
penetrometer readings.
The soils exposed in the bottoms of the excavations were classified as naturally deposited sands
with silt, silty sands, silty sands with gravel, clayey sands, and sandy lean clay; as well as
previously placed and compacted fill soils consisting of sands with silt, silty sands, and silty
sands with gravel. AET performed compaction tests on the fill as it was placed during the
building pad preparation, as stated above. Our hand cone penetrometer probes indicated the
naturally deposited soils and previously placed fill soils should be capable of supporting
structural loads of up to 4,000 psf. Based on the hand auger borings and hand cone penetrometer
{
readings, it is our judgment the observed soils should be suitable for support of the anticipated
building loads.

On December 11, 2006, frozen soils were, observed below the previously placed new .interior
footings and masonry walls near the southwest building corner of the new school. We conducted
hand auger borings below the interior strip footings in this area to depths of approximately 3 feet
and also performed hand cone penetrometer tests and dynamic cone penetrometer tests. We
observed loose, wet soils with ice lensing in the upper lh foot. Soils extending to a depth of 11
feet below bottom of footing grades were judged to be frozen or previously frozen. We
recommended that the wet and frozen soils be removed exposing the naturally deposited
unfrozen soils approximately 2 feet below bottom of footing grades. ` Based on our discussions
with Ron Radice, it is our understanding the concrete masonry unit wall, footings, .and frozen
soils were removed until unfrozen naturally deposited sands were found. The footings and walls
were then reconstructed.
No standing water was observed in the bottom of the excavations.
Compaction Testing Results
AET performed a total of 46 compaction tests (#40 to #85) in interior wall backfill and utility
trench backfill. The results of these field density tests were compared to the laboratory Standard
Proctor maximum dry densities (ASTM: D698) for each different soil type at the test locations to
calculate the compaction levels for each test. The results of thetests were presented previously.
in our Report of Density Testing, dated May 25, 2007. In summary, the soils at the locations and
elevations tested were ultimately compacted to specified levels:
REINFORCING STEEL OBSERVATIONS
Between the dates of November 3 to December 22, 2006, AET personnel observed the
reinforcing steel present in the footings before concrete was placed. During our observations, we
judged the following items for conformance to the most current structural drawings available at
the project site:

The conditions and dimensions of the various formwork.
• That the proper number, size, spacing, and lap of the reinforcing steel were provided.
• That proper concrete cover and support was provided between the reinforcing steel and the
formwork and/or the ground surface.
• That the reinforcing steel was substantially free of rust, scale, dirt, ice or other deleterious
materials which will reduce adhesion with the concrete.
Based on the results of our observations, it is our opinion that the reinforcing steel we observed
in the structural elements was in substantial compliance with the current structural drawings
present at the site. We did, however, note that footing pads L-21, M-20, and P-18 were missing
two reinforcing bars. We informed the subcontractor of these deficiencies and observed the
corrections were made prior to the placement of concrete.
AET does not perform surveying' services: therefore, our observations of the reinforcing steel
were based on the positioning of the formwork by the contractor. We are not responsible for the
exact locations of the formwork.
CONCRETE TESTING''
Field Testing of Concrete
We performed testing of the plastic concrete as it was being placed for various structural
elements of the construction between the dates of November 1, 2006 to July 17, 2007. Our
services included the following:
• Measuring the slump of the plastic concrete.
• Measuring the percentage of entrained and entrapped air in the plastic concrete.
• Measuring the temperature of the plastic concrete.
• Casting 4 inch by 8 inch compression test cylinders.

All testing was performed in accordance with current ASTM procedures. The results of the on-
site testing were presented in our Reports of Plastic Concrete Testing, which were issued under
separate cover. Generally, the results of our testing indicated the concrete satisfied the project
specifications.
Compressive Strength Testing of Concrete
We performed compressive strength testing of 48 sets of test cylinders cast byAET and 2 sets of

test cylinders cast by the contractor from concrete placed in the building. The results of these
tests were presented in our Reports of Compressive Strength of Cylindrical Concrete Specimens.
Copies of these were previously submitted under separate cover. The test results for each set of
cylinders exceeded the specified 28 -day design compressive strength.
MASONRY TESTING
Field Testing of Grout
We periodically performed testing of the masonry grout on an as -requested basis as it was being
placed for block corefill and bond beams of the masonry walls from January 5 to March. 23,
2007. Our services included the following:
• Measuring the slump of the plastic grout.
• Measuring the temperature of the plastic grout.
• Casting compressive strength test specimens ("prisms'
All testing was performed in accordance with current ASTM procedures. The results of the on-
site testing were presented in our Reports of Plastic Grout Testing, which were issued wider
separate cover. Generally, the results of our testing indicate the grout satisfied the project
specifications.

Compressive Strength Testing of Grout
We performed compressive strength testing of five sets of "prisms" cast from masonry grout that
was used for block corefill and construction of bond beams for portions of the walls which were
observed by AET personnel. The results of this testing were presented in our Reports of
Compressive Strength of Grout Specimens. Copies of these reports were previously submitted
under separate cover. The test results for each set of test prisms exceeded the design
compressive strength.
Field Testing of Mortar
We performed testing of the mortar as it was being placed for the masonry walls on January 16,
2007. Our services included the following:
• Measuring the slump of the plastic mortar.
• Casting 2 inch by 4 inch compression test cylinders.
All testing was performed in accordance with current ASTM procedures. The results • of the on-
site testing were presented in our Report of Plastic Mortar Testing, which was issued under.
separate cover. Generally, the results of our testing indicate the mortar satisfied the project
specifications.
Compressive Strength Testing of Mortar
We performed compressive strength testing of one set of cylinders cast from masonry mortar.
The results of this testing were presented hi our Report of Compressive Strength of Cylindrical
Mortar Specimens. A copy of this report was previously submitted under separate cover.
Masonry Block. Prism Testing
We performed compressive strength testing of one set of 8 -inch. 10 -inch, and 12 -inch block
prism specimens constructed by the contractor on. February 16, 2007, and of one set of 8 -inch,
10 -inch, and 12 -inch block prism specimens constructed by the contractor on April 24, 12007.

The testing was performed according to ASTM:C1314. The results of the tests were presented in
our Reports of Concrete Masonry Prism Testing, dated February 16 and April 24, 2007.
OBSERVATIONS OF WELDED AND BOLTED CONNECTIONS
An NDT technician from our firm observed field welded and bolted connections for the building
on a will -call basis between the dates of April 12 to August 21, 2007. The scope of our services
during these observations included the following;
• Performing observations and nondestructive testing, as required, on in -process and com leted.
field welding of structural steel framing.
• Performing visual weld observations and nondestructive testing in accordance with the
requirements of Section 6 of the AWS D1.1 Structural Welding Code (steel), Section 6 of the
AWS D1.3 Structural Welding Code (sheet steel) and/or applicable contract documents.
Individual welds were judged for quality; size and length. Full penetration welds were tested
using ultrasonic methods.
• Observing bolted connections for compliance with Section 9a of the "Specification for
Structural Joints using ASTM: A325 or ASTM: A490 Bolts" approved by the Research
Council on Structural Connections. This included observing bolted connection$ for
appropriate bolt length, washer installation and ply contact of joint; and observing that the
splined ends of the Tension Control Bolts (TCB's) were sheared off after tensioning.
• Observingthe metal deck fastening connections for compliance with required codes and
applicable project plans and specifications.
Our observations indicated that the completed field welds for the structural connections gen4rally
satisfied the requirements of the referenced codes and applicable project plans and specifications.

Our observations of the bolted connections indicated that the plies of the observed connections
were in intimate contact and satisfied the requirements of the referenced codes and applicable
project plans and specifications.
On May 18, 2007 we observed that there were a couple of side laps between supports that needed
tek screws in the music area and that tek screws were missing on the roof deck m the common
area. On May 25, 2007, we again observed the fasteners in these areas. At that dates we
observed that the missing tek screws were now in place and that they satisfied the required codes
and applicable project plans and specifications.
On May 25, 2007, we observed that bolts needed to be tightened for the vestibule B104 and
canopy off of corridor A135. On June 7, 2007, we again observed the bolts and they were now
properly tightened.
On June 7, 2007, we observed that not all Simpson Hold -Down Anchors were in place in the
administrative office, music, and art room areas. On June 17, 2007, we observed that not all
Hold -Down Anchors for the exterior stud walls were in place. On August 8, 2007, we observed
that not all Hold -Down Anchors were in place in the auditorium. On August 21, 2007, we again
observed the Hold -Down Anchors at the locations mentioned above and: observed that all
anchors were in place according to the project plans.

Please see me tomorrow morning at 8:00 to follow up on the Trinity F&F Permit. The issue made it to Mr. Hedges
and back to me late this afternoon and we need to be able to respond to the developer/contractor earl tomorrow
on whether we have the necessary documentation from the County to release the permit or what we need to get
yet. My understanding through the round about channel is that the permit has been reviewed and is in order to be
released if Planning can sign off on the plat recording. Let me know if that is accurate.
I have understood that because it takes a number of weeks for the County to actually record plats that We accept
the receipt from the County that the Plat has been filed for recording as evidence that it will be done. I also
understand that there have been some technical issues between Landform and the County that have required
them to resubmit a number of times, but the developer has indicated that those issues have been addressed and
it is their understanding that the plat has been accepted by the County at this point.
Knowing that you (at least Craig and Erik) get in before I do, I am forwarding this so you can be ready to visit at
8:00. Please let me know if we have what we need or, if we don't, precisely what we need to release. Thanks.

Thank you for the update on the progress on this matter and the items that have changed hands this Week.
Larry and Ben,
Ron Radke has been in touch with our Inspections Division on an ongoing basis including yesterday td track the
status of the footing and foundation permit and, as I believe you know, Peter Jarvis contacted Tom Hedges last
evening about the status of the footing and foundation permit for Trinity School. Tom contacted mea ut his
conversation with Peter and we have been following up this morning. I don't have Peter or Ron's emad
addresses, so I am sending this to you to be routed as appropriate.
We are tracking along the lines that were discussed when we were last together and our staff has bee working
with Landform to get the details necessary for preparation and signature of the Plat and related docu nts for
submittal to the County for recording. Since we cannot issue a building permit without a receipt indica 'ng that
Plat submission that has been the critical item we have been working toward. Pam Dudziak's email b low
outlines the current status of the necessary information from her perspective. Once those things are mpleted,
she can sign off on the permit from the Planning standpoint. We are also aware that John Gorder fro the
Engineering Division has been working with Landform on some of the engineering detail and has not s gned off on
the permit. Unfortunately, John is out today, because of the school holiday, so we will need t0 follow u with him
next week to determine if there are remaining issues the prevent him from signing off at this time. On or more of
the items submitted this week were necessary to permit him to complete some of the documents that am's email
notes that need to be completed and recorded with the Plat. We will keep working with Landform, you and

whomever else we need to in order to move that process forward. We realize that time is of the essen$ in this
case and are as interested as you are in accomplishing the construction that is necessary this fall for the Trinity
project to be completed.
To summarize, while progress has been made and we understand that Landform has made changes tO the plat
that were required by the County and will be acceptable to the County, we have not received the mylarj for
signature or the related documents for execution and recording that would permit us to issue the buildifig permit.
As a final side note that does not need to be addressed now, but needs to be addressed before the ult� nate
subdivision of the property, it has been noted that the north -south collector street will ultimately serveur site,
Jim Deanovic's property and the Cole property to the south. While the Cole family has not indicated pl ns to
move forward on their property, we did want to encourage you to work with Jim on a street name that virould be
acceptable to you both, so that the continuous street name fit both developments. Jim has indicated tilat he
would prefer a name other than Inspiration Drive, which is currently noted on the plan and I learned from Ben
today that Trinity may prefer a different name as well. In separate conversations, I encouraged Jim to Contact you
and gave Jim's phone number to Ben to facilitate that conversation. We would be open to hearing the deas that
you develop.
Bob,
Please respond with the status of the Plat and related recordable documents from your end. Please let everyone
know if there are substantial outstanding items or if you have what you need to finalize the construction
agreement and easement documents. If you have what you need, please indicate when they will be available to
Larry's group for their signatures.
Ben Sporer has also asked whether there is any way that they could provide a larger financial guarant a or other
security to permit issuance of a footing and foundation permit for work that would be undertaken at they risk. As
we discussed several weeks ago, their primary focus is to get the footings and foundation in before thel ground
freezes and he asked whether there is a way to proceed in advance of the final details of the plat. I know that
under ordinary circumstances, the path we have defined is as aggressive as we have been, but I agreed to pass
the question on to you so that we explore every alternative. If there is an option and it requires Counci action, the
next meeting is November 9.
John,
When you are back in the office, please confirm to Ben and us whether there are any remaining outstanding items
that need to be submitted so you can sign off on the permit.

Depending upon all of the answers above, how long will it be before you are able to submit mylars for 4ignatures

The Manley Commercial Addition plat has not been recorded. It was first approved by Councjl about
two months ago and I do not believe the City has received the mylars yet. On 10/17, the City Council
approved an extension of time to record the plat which was requested by Landform on behalf Of the
applicant.
The City Attorney is preparing a construction/development agreement for this project, along vclith a
conservation easement and temporary cul-de-sac easement agreement. The construction agreement is in
lieu of our standard development contract since there is no subdivision here, but the outlot has to be
replatted into a lot before a building permit can be issued. The two easements will need to be recorded
with the plat, along with the Final PD Agreement. Landform has provided the legal descriptions and
graphics for the easement agreements, although just yesterday they called and said the temporary cul-de-
sac description is being modified, so we now need the new legal from them for that.
In order to calculate the financial guarantee, we needed cost estimates for the improvements. We got
them from Landform by e-mail late on 10/17. I do not know whether Engineering has been able to go
through them and prepare the financial guarantee amount to forward to the City Attorney yet, but I know
the City Attorney is waiting on that as well as the revised legal description for the temporary c -d -s
easement before finalizing the documents for execution.
On 10/9, Landform did indicate the contractor planned to start grading and tree removal early this week.
We responded that the grading permit had to be issued first, and we needed the financial guarantee for
that too. I do not know whether Engineering received everything necessary to issue the grading permit.
All of this was discussed in the big meeting we had with all the parties a month or so ago. And there has
been e-mail communication over the past few weeks about the various items, both between th attorneys

Thank you for the update on the progress on this matter and the items that have changed hands this week.
Larry and Ben,
Ron Radke has been in touch with our Inspections Division on an ongoing basis including yesterday to
track the status of the footing and foundation permit and, as I believe you know, Peter Jarvis co tacted
Tom Hedges last evening about the status of the footing and foundation permit for Trinity Sch . Tom
contacted me about his conversation with Peter and we have been following up this moming. I on't have
Peter or Ron's email addresses, so I am sending this to you to be routed as appropriate.
We are tracking along the lines that were discussed when we were last together and our staff h s been
working with Landform to get the details necessary for preparation and signature of the Plat an related
documents for submittal to the County for recording. Since we cannot issue a building permit w hout a
receipt indicating that Plat submission that has been the critical item we have been working tow rd. Pam
Dudziak's email below outlines the current status of the necessary information from her persp ive. Once
those things are completed, she can sign off on the permit from the Planning standpoint. We a also
aware that John Gorder from the Engineering Division has been working with Landform on soma of the
engineering detail and has not signed off on the permit. Unfortunately, John is out today, because of the
school holiday, so we will need to follow up with him next week to determine if there are remaini g issues
the prevent him from signing off at this time. One or more of the items submitted this week wer necessary
to permit him to complete some of the documents that Pam's email notes that need to be comp) ted and
recorded with the Plat. We will keep working with Landform, you and whomever else we need t in order
to move that process forward. We realize that time is of the essence in this case and are as int rested as
you are in accomplishing the construction that is necessary this fall for the Trinity project to be pleted.
To summarize, while progress has been made and we understand that Landform has made ch ges to the
plat that were required by the County and will be acceptable to the County, we have not receiv the
mylars for signature or the related documents for execution and recording that would permit us issue the
building permit.
As a final side note that does not need to be addressed now, but needs to be addressed before the
ultimate subdivision of the property, it has been noted that the north -south collector street will uI imately
serve your site, Jim Deanovic's property and the Cole property to the south. While the Cole fa ily has not
indicated plans to move forward on their property, we did want to encourage you to work with Ji on a
street name that would be acceptable to you both, so that the continuous street name fit both
developments. Jim has indicated that he would prefer a name other than Inspiration Drive, which is
currently noted on the plan and I learned from Ben today that Trinity may prefer a different name as well.
In separate conversations, I encouraged Jim to contact you and gave Jim's phone number to Ben to
facilitate that conversation. We would be open to hearing the ideas that you develop.

Ben Sporer has also asked whether there is any way that they could provide a larger financial uarantee or
other security to permit issuance of a footing and foundation permit for work that would be and rtaken at
their risk. As we discussed several weeks ago, their primary focus is to get the footings and foundation in
before the ground freezes and he asked whether there is a way to proceed in advance of the fi al details of
the plat. I know that under ordinary circumstances, the path we have defined is as aggressive s we have
been, but I agreed to pass the question on to you so that we explore every alternative. If there s an option
and it requires Council action, the next meeting is November 9.

that east west streets in that part of the community have addresses in that range. In addition to general
consistency, it reinforces the general location of an address as emergency responders are routing to 4 location.

Bill Rademacher will be the building manager at Trinity School. He is working on getting the addressing for the
school in place.
We have reached a conclusion in which the collector street will be named Ames Crossing (Road) and the school's
entrance drive will be named River Ridge Parkway. It will be treated as a private street with appropriate street
signage at the intersection. Trinity is pursuing the opportunity to address off of the River Ridge as a private street,
much as some housing developments do, when they have private streets.
I told him that formal addressing along the streets will occur when the subdivision is submitted for apprpval and
that is in process at this time. I also told him that I wasn't sure whether the post office would agree to n address
on either a public or private street until the subdivision is submitted for recording at the County, but there was no
harm in the asking.
Chris,
At the point that addresses are assigned to the new lots in the subdivision, do you know yet what address number
would you assign to the Trinity School lot, presuming that the private drive is named River Ridge Parkv'ay?

I recently received a request from Peggy Louiselle who heads up the development efforts for Trinity School at
River Ridge. The school is currently located in Bloomington, but will soon be making the move to Eagan. They
would like to add an 850 seat auditorium to the school and are currently in the process of seeking donations.
Peggy is looking for a letter of endorsement from us stating that the auditorium would be a great addition to an
already incredible community, yada, yada, yada. Typically this falis into the chamber of commerce category, but
because the auditorium has the potential of attracting a regional audience, a letter from our organization
would seem appropriate. Would anyone have objections to helping Peggy our with her school's request? She
attached a sample letter we can customize for her purposes...l of course would let all of you review it prior to
sending her the final version.
I'd also like to propose that we begin meeting on a regular basis as an executive committee - during the months
where the Board does not meet, I'd like to have a6out a one-hour meeting to discuss a variety of topics. During
the months the Board meets, we could meet 30 minutes prior to thie Board meeting. PLEASE believe me when I
say adding another meeting to a11 of our schedules is the last thing I want to do...l simply feel there are topics l
should be bringing to all of you prior to going "public" with them. Also, this would be a great forum to begin
discussing candidates for our 2D07 BOD vacancies, figuring out who will be elected as Chair, etc. If possible, I'd
like to schedule a meeting for this month (9128/06) from 3- 4:30 pm ~ a FUN location TBD. Does this concept
sound feasible, and would this time/date work for everyone? I would also like to use part of this meeting to
conduct a review on my performance. Technically I'm only entitled to an annual review, but if you don't mind, I'd
like to use this opportunity to garner your perceptions of my leadership during the past seven months and to get a
sense of how you feel about the direction of our organization (don't worry, I'm not going to ask for a raise or
company car...after all, we sort of have one of those already!!) - your advice will certainly serve as an important
tool for me.
