Thank you for your e-mail. Your concern regarding drainage from the adjacent office/
warehouse building (625 Yankee Doodle Road) has been forwarded to me for a response.
Prior to the construction of the building, a portion of the undeveloped property's storm
runoff drained north to the adjacent properties in the Bur Oaks neighborhood. With
development and building construction on the office/ warehouse property, the drainage area
directed north to Bur oaks was decreased from the undeveloped condition.
The downspouts from the building's roof that are directed north are 2 of 7 thatI observed
on the building. This building drainage, along with the post-development direct slope area
drainage, is less than or equal to the pre-development condition. All other drainage on
the site is accommodated by curb & gutter and storm sewer directed to the pond on the
property.
Your lot has drainage & utility easements along the common lot lines allowing for drainage
from your property and others. Specifically, your lot and your neighbor's lot have 10-foot
wide easements along the rear lot lines that provide for drainage to flow west to east
across the properties to your southeast property corner, where it is suppose to leave your
property and continue southeast.

In response to Mr. Lowder's drainage concerns, below is the e-mail I sent in June
regarding this matter.
Additionally, Dave Westermayer reviewed the situation on site and verified that the
drainage directed north from the Bur Oak building (625 Yankee Doodle Road) would follow
its intended pattern: north down the slope until it hits a Swale at the property line that
directs flows east to a pond on the Bur Oaks site. We did not observe drainage during a
rainstorm or verify with a formal survey, but we would be glad to if you feel it is
necessary in this situation.
Perhaps some very large storms exceed the swale's capacity, but it sounds like there has
not been any significant yard damage. I am not able to verify with Dave, as he's on
vacation until Monday, but I recall he said the two single-family properties' yard-grading
did not seem to provide positive drainage in some areas. I'm not sure if that contributed
to the problems they've experienced.
Please let me know if you think any further action is necessary on this drainage concern.
