Dear Doug:
On July 25, 1988 we performed a preliminary investigation of soil
conditions on Lot 14, Block 1, RUSTIC HILLS ADDITION. We issued
a report dated August 9, 1988 explaining the findings in the two
borings taken and making recommendations based on those borings.
In that report, we asked that you notify us if conditions that
were not consistent with the borings were encountered. We were
called to the site to inspect the excavation and were informed
that you had encountered organic material that in your opinion
was unsuitable and that you had removed it and had excavated to a
depth below what we had anticipated based on our borings.
We can, of course, give no opinion concerning the organic
materials that you encountered, since we were not given the
opportunity to inspect them. We did notice traces of organic
material on the sides of the excavation and these traces of
organic material were evident in both borings. It is not
surprising to find rapid changes in fill material that was placed
in an uncontrolled fashion and this probably accounts for the
material that you related to us.
The excavation still needed to be cleaned up when we first
visited it and we later reinspected it to find that some loose
material had been removed. We also recommended that a trench be
n excavated from the bottom of the excavation to "daylight" and
that 4" draintile line covered with permeable synthetic fabric be
used to drain the bottom of the excavation and reduce the
possibility of water problems in the basement.
Since the blow count in the borings was less with greater depth,
the bearing capacity of the soils is also less at greater depth.
The experience that you related, of finding a pocket of what you
?7 regarded as unsuitable material, also is a warning that other
(Z'- pockets of soft, unsuitable material may lie buried in the fill.
.1 For these reasons, we modify our recommendations as follows:
1. Place regular 8" x 20" footings using 3000 psi concrete
footings on the excavated surface that we inspected.

2. Lay the first four courses of blocks on the outside walls of
the home, on the wall common to the garage and home, on the walls
labeled "beam wall" on the plans your client furnished us, and on
the walls supporting the stairs, with 12" Ivany blocks (see
attached details). Anchor Block Company of St. Paul, Phone 777
8321 is one supplier.
3. Turn the first course of Ivany block upside down on the
footing and place a number 4 rebar under both grooves. It will
not be necessary to wire these bars up since they rest on the
concrete footing. Overlap the ends of rebars by at least 15
inches at joints and bend around corners so the bars are
continuous and where the footing steps up, bend the bars up,
again so continuous reinforcing is maintained.
4. On top of the fourth course of Ivany blocks, place 2 number 4
bars continuous in the groves and fill the block cores completely
with soupy concrete. We estimate that about 20 cubic yards of
concrete will be required for this. The reinforcement cost will
probably be around $100 for material and can be quickly placed.
5. Lay conventional blocks to complete the basement.
6. At the course of block just below the garage and basement
floor levels, a ledge should be provided to support the floors on
outside as well as interior bearing walls. Fill sand under the
floors should be compacted in layers and surface compacted before
pouring to achieve a Standard Proctor density of at least 95%. A
grid of number 4 rebars should be placed on 2 foot centers, set
on chairs 1 inch above the bottom of all poured floors to bridge
any soft spots.
These steps will create a bond beam around the basement and give
extra toughness to resist differential settlement and will
support the floors.
Your clients visited me yesterday with house plans that I needed
to make these recommendations and I completed them this morning.
I am messengering the recommendations to the foundation
contractor and the building inspector today and sending them by
today's mail to your clients, yourself and the builder.

Dear Doug:
At your request we have conducted a preliminary
investigation of soil conditions at the locations specified
on a site designated by you. The investigation consisted of
Standard Penetration Borings to aid in identifying soil and
water conditions. The borings were taken at the locations
indicated on the attached site plan.
INVESTIGATION METHODS:
Borings were taken with a truck mounted CME 55 drill rig
using four inch ID hollow-stem augers. The borings were
performed in accordance with ASTM D 1586-67 standard method
for "Penetration Test and Split Barrel Sampling of Soils".
Using this method, a bore hole is advanced with the hollow-
stem auger to the desired depth. Then a two inch O. D. split
barrel sampler is driven by a 140 pound hammer falling 30
inches to a penetration of 18 inches. After an initial set
of 6 inches, the number of blows required to drive the
sampler an additional 12 inches is known as the penetration
resistance or N value. The N value is an index of the
relative density of cohesionless soils and the consistency
of cohesive soils. These values are recorded in the field by
the crew chief and shown in the respective logs.
Soils encountered in the borings were visually and manually
examined in the field by the crew chief. The soils are
classified on the basis of texture and plasticity in
accordance with ASTM D2487 "Unified Soil Classification
System". A chart explaining the Unified Soil Classification
System is attached.
RESULTS:
BORING LOG SHEETS indicating the depth and identification of
the various soil strata and water level information are
attached. In borings where ground water is observed
immediately after drilling, the level of the water will
often rise over a period of time but because of rain and the
collapse of the sides of the boring it is not usually
practical to observe the level over a period of time. Even
in borings where no ground water is observed immediately,
some may seep in over a period of time.
RECOMMENDATIONS:
The stiff to rather stiff clayey silt to sandy clay fill
found in the soil borings is suitable for the support of
your proposed residence. Based upon the information obtained
from the soil borings, it is our opinion that these soils
are capable of supporting footings proportioned to exert a
pressure of 2,000 psf. We recommend the placement of two
number four reinforcement bars throughout the length of the
footings to bridge across any soft spots which may exist in
the fill.
While it is our opinion that a properly designed and
installed drain tile system and submersible sump pump will
keep most basements dry and should be a standard part of all
new construction, we make no guarantees in this regard.
Of necessity, the area of the borings in relation to the
area of the site and the depth of the borings are limited.
Suggestions and recommendations of this report are opinions
based on data obtained from the borings.
If upon excavation, conditions that are not consistent with
the borings are revealed, it is agreed that you will notify
us so that we may gather further information and modify our
opinion or indicate that no modification is necessary in a
written addendum to this report; or failing to engage our
services to prepare such written addendum, it is agreed that
you proceed at your own peril.
