Other supports writ be requited for the lower level structure in the same renovation work. On July 8, 2020. we arrived at the site where demotion and reconstruction was in program. The three easterly (assuming front of building is grid north) deep supports were being removed for the reconstruction work in progress. the very east support foundation lower portion of the concrete caisson could not be removed. Here we instructed it be test in place. since no settlement of the structure hod b€en observed. Above this east caisson there had been concrete block which had been placed and Red with cementittcus moteriol, The lower concrete in place was estimated to be at least 5000 psi compressive strength and very sound with one central #4 reinforcing bar. We instructed the crew to leave this element in place but sieve it with at least t6" at new concrete. using a 9" minimum diameter casing in the formed earth cylindrical excavation. We norther recommended at Least six #5 vertical bars be placed in the new caisson section. stabbing the tars in place after the lower concrete section wos covered by new concrete material. Please refer to the attached sketch in order to fully understand the foundation repair. the next concrete lower caisson could be extracted by the field crew after digging down alongside the caisson using a 30" diorneter round exo ration. We advisee a center dowel of %" repor be ploced and inserted into a picot hole in the bottom at the new limber support. Eoch timber support should be pre=drilled and Bled with fibrous root cement to reestablish the treatment of the wood member when it is erected. We expect the remaining high timber supports will to installed in the same manner but do advise these installations be inspected in turn, as well as the tow timber supports in the rernoining construction process. We further advise the two odded supports to the east end of the construction project be instof ed using a 4' embedment. We will have to see if any additional requirements must be advised during their instillation. it must be understood these foundations are ali being replaced as a result of lateral instobiliiy in the foundation support system after several years of use. We hod not seen any insufficient bearing capacity in these foundatlons but had seen both lateral movement of the foundations and a type of coturnn buckling occurring as a result of the materials used in the original construction. The new foundations will have deep embedment and an actual increase in bearing capacity as a result of the larger sleeves required for the deep connection repairs. MN PEC #5558 Dear Mr. Suess: RECEGVEL JUL 17 2020 This is an interim report on the installation of deep foundations for the rear deck and £unroom construction at the single fomiay dwelling at 726 Saddtewood Drive. Eagan, MN. The previous foundations were found to be unstable and correction was required. We viewed the original construction and found the foundation piling had several hinge points. resulting in lateral movement of the foundation elements. Krech Exteriors was designated as the repair contractor, and our firm was directed to provide technical assistance. Both the Lipper and tower docks and building addifion were demolished and shored up, respectively, awaiting new foundation systems. The five foundations for the high deck and oddbfion were removed. white the throe toundations for the lower deck were also demolished. In all of the work the tower piling for the toundations were salvaged while the upper reaches ot the foundations were excavated and removed. The original timber columns were also removed. We had originally figured 16" to 18" Sortotube foundations would be installed. extending down approximately 6' below ground surface. However, when the actual foundations were unearthed, the upper portion ot the foundations were deteriorated and severely damaged. while the lower portion of the original piling were found to be in good general condition and were left in place. The original foundations had not settled, but the intermediate concrete block extensions had generally failed in lateral movement. We Page 1 of 2 • PFC ft5558 RECEIVED JUL 171010 therefore directed the contractor to remove down to the original stub columns and widen the 61/2* deep excavations to receive minimum 30" diameter x 6-1 /2' deep concrete caissons to encapsulate the lower piling with minimum 16" thick sockets, ad. ding s x #5 bars in circular fashion to reinforce the socket and upper caissons. This spread the loarhngs too minimum 30" diameter. The caissons would now boar on sand and gravel materials. the same glacial drift soils which had received the original stub Wes. At this point, all three support foundations for the lower deck hove been placed. The one to the right will share o foundation with the high deck construction. Therefore. four of the five foundations for the higher deck have been satisfactorily installed. The contractor has one high column foundotion and two side column foundations for the higher deck to go. These will be installed next week. The question arose regarding the earth forms for these caissons and the slight faring of the upper region of the caisson. concerned if frost would grab this. The whole point of the earth forms was to eliminate exterior backfilliing. Saturated backfall soils account tor most of the adfreeeng problems with post footings, fence posts. and some deep foundations. If you eliminate the possibility of saturated backlit) soils. you can't get adfreezing. If you do have saturated backfill, the soil cuts fake a liquid. and 0dfree7ng occurs. We ore not worried about lifting "snow -cones" if there are no serrated soils to freeze. The question also arose regarding capacity of the swedgo anchors used in the lower ledger board. The anchor bolts are 5" overall Length which provides a minimum 3" embedment in the structural concrete at first floor level. These anchor bolts should hove a pull-out strength of over 3000 lbs. per bolt. which s satisfactory. Although the joist hangers have a rated satisfactory holding capabitily tor all of the joists. we are partial to embcdc ng them with solid blocking glued in place to develop a moment rather than a pinned connection at all joist ends. This will result in smaller long- term deflection of the joists and a more solid feet for people walking on the deck construction, but this is not an absolute requirement and is considered an elective item. Previous reports were sent out as foundation placement occurred. The deck construction was dismantled sand the porch construction was temporarily supported whae several soil Caissons were rcpiaced for the rear construction at the house, The previous foundations were found to have buckled and moved because of structural failure of the existing 12" foundation elements. Several of the previous foundation colhJmns were tinstoblc due to internal instability problems. It should be noted none of the previous construction had foiled due to settlement but had moved laterally because of slenderness of the construction and instability ot the existing soil mass behind the house. This had affected the integrity of the two decks and threw into question the stability of the existing porch construction. The homeowners elected to do away with the existing foundation elements and start over with the construction system. Over the past many days the old construction was removed to the extent necessary sand a new foundation system constructed. There were three pieces of construction invotved a lower deck to the west; a higher deck to the east; and a porch at upper level in the central rear of the building, presuming the building to face approximately north on the: property. Where practical, the existing deep foundations were retained. Here. the upper reaches ot the existing deep foundations were salvaged but structurally capped with new Portland cement concrete which was steel reinforced and extended at Iccist 16" to Page 1 of 3 PEC #S565 18" below the top of the existing foundation piling. These were reinforced concrete fiction piers which also had developed end bearing capacity for the superstructure Ioads. The nc:w c.oissons extended approximately 6-1 /2' to 7' below existing grade, which was not changed across the entire breadth of the construction area. The correction building plans were not changed as far as foundation layout was concerned except an additional soil caisson was added at the mid -span of the east end of the east deck construction during this new work. However, many of the new soil caissons were substantially increased in diameter to accommodate the structural connections and odd additional end bearing to the foundations. In general, all seven south caissons were increased in size from a typical 32" to 36" and as much o5 42" in diameter in order to encapsulate the lower existing piers with at leas' 6 to 7" of lateral cover for the actual pile elements. In order to allow this flexibility of the upper soil caissons, this departure from original plan was necessary to accommodate the actual location of the lower toundationsand provide a stable connection. In addition. since the upper old fill material was considered frost susceptible, if saturated. we directed the caisson structures be soil tormed rather than receive a Sonotube form, sincr.. boc_kfillinj with the old fill material or with select imported sand material could not guarantee the new hacktill soils would not become saturated and create o condition for saturation with no drainage opportunity. This would have set up a condition for renewed adfreezing in the existing soil system. On this last date of Wednesday, July 22, 2020. the fourth foundation from the right (east) was excavated and the three smaller caissons along the east perimeter of the high deck were excavated and inspected. The larger south caisson removed the upper unstabie block materials to expose the Tower deep foundation. The three east foundations were carried down a full depth of approximately 6 1/2 to 7' to expose competent soils. It was found the two north former caissons. or slender piling, had completely missed their mark and had ended up just north of the new ca sson excavation on proper end bearing sod materials. These two north old caissons were therefore lett in place while being completely abandoned for the new larger diameter caissons. The south caisson location was excavated to provide more stability tor the upper deck. During concrete placement. all tour ot these last caissons will receive sue tt5 vertical rebar, the same as the other new caisson foundations. This will complete the construction ot nine new massive caissons to replace the former foundations and provide a working base for eleven timber 8 x 8 treated timbers for the superstructures. The west caisson wi[ support one timber for the lower deck and one timber for the existing porch. All caissons will have a top cap which will extend 6" above existing ground surface. The timber locations will be precise with the superstructure while being axially positioned on the massive caissons to direct bearing down to the existing deep foundation elements. These caissons will increase the bearing capability of the tormer foundations and reassume the capability of the previous deep foundations tor the rebuilt decks and porcn. Since no backfill material has been involved or required for the new foundation systems, there Will be no opportunity to develop o saturation condition to create adtreeing and Page 2 or 3 RFC tt uplift. To further address drainage in tale existing soil system, we care directing the contractor to Cover over the tops at the existing new caissons with to mixture of sand material and commercial bentonite clay. This will create a protective umbrella in the soil system to address the contact one between concrete and existing embankment. This additional inexpensive feature can be incorporated with the topsoil dressing 10 allow future lawn development, The bentonite mixture need only be a few inches thick to serve 915 function as a waterproof cap. Earlier today we had the opportunity to observe the workmanship of the replacement deck construction in progress. the new deck materials were very high quality and the workmanship observed far exceeded the previous construction attempts.
