Planned Development.
PLANNER COMMENTS: The applicant makes a twofold request: (1) that
the City Council grant staff the authority to grant Variances on an
administrative basis, specifically for Lots 1-11, Block 10;
Lot 1-25, Block 7; Lots 1-6, Block 2; Lots 1-3, Block 3; Lots 1-16,
Block 9; and Lots 1-21, Block 8; and (2) that the Council give
approval for a 10' front yard Variance for Lots 22-25 of Block 7.
The applicant argues that this front yard setback Variance is
. essential to minimize adverse grading actiyities and destruction of
existing trees and topography.
The Engineering Department has concerns with this proposal with ~
respect to providing public services and maintaining proposed
roadways. Road right-of-way for this area has been reduced by 10'
(to a 50' road right-of-way) to accommodate the preservation of
existing vegetation and reduce, as much as possible, grading
activities.
