Le Pas (pronounced: Le Pa) Fr. meaning "the stet' On April 19, 2005, 1 examined the basement walls of the above referenced residence. The following is a summary of the investigation, providing a brief description of the house, the existing conditions, and a summary with recommendations. Description of Residence The house is a 2 story with a full basement. The East wall of the basement between the fireplace foundation and the front (or South) wall is the problematic section. The wall is constructed of 12" concrete masonry units (CMU) in a running bond pattern. The interior length is about 22 feet, 5 inches long and contains 4- 32" wide windows. The top of the wall steps down 8" at about 9 feet from the fireplace foundation. A steel support beam (W1 0x30) bears on the 12" block at the step location. The bearing point is located 2 courses down from the top of the taller portion (or one course down from the top of the shorter portion). (See attached Sketch) An 8" inch thick block was used to in-fill between the beam and the closest window on the taller-wall side of the beam. Below each window is a half-high sill block. Three of the 4 windows have one course below the sill in a stack bond pattern. The two windows in the taller portion are 16" apart with 4 courses of stack bond block between them. Existing Conditions From the exterior it was evident that the top 8" infili-block between the beam and the window was cracked and slightly dislodged. There was also cracking around the beam bearing location. This was likely due to the beam preventing movement at the bearing location, while the surrounding wall area was being pushed in. The wood sill plate appeared to be in line with the top of the masonry, indicating that no slippage had occurred between the masonry and wood framing. The homeowners had created a small swale to divert runoff water away from the basement waif; however, the adjacent neighbor's lot was 3 or 4 feet higher and draining directly into the small Swale. On the interior it was evident that the walls were cracked and bowed inward from top to bottom. The 16" stack-bond, section of wall (between the two windows in the taller portion) was cracked horizontally between the 2' and 3rd course down from the top. There was also a horizontal crack between the 2nd and 3r0 course down from the top on the section between the last window and the southeast corner. The walls were also step-cracked down from a couple of the window corners indicating some horizontal bending. To measure the deflection in the wall a plumb-line was hung from the ceiling, extending to the floor in two locations. The 1" location was at the 16" section between the windows in the taller portion of the wall. The plumb-line was hung so that it was almost touching the block at the cracked horizontal mortar joint. The measurement at the top of the wall, to the plumb-line, was 1'/.". The measurement near the bottom was 7/8". The 21 plumb line was hung from the bottom of the beam at Y2" away from the block at the closest point, which was about one course y-i Le Pas Design, Ltd. Allan & Cheryl Johnson Page 2 Summary Letter below the beam bearing height. The measurement near the bottom was 'IA", indicating a deflection of 1'/4". Most of the cracks had been patched at some time in the past. There was also patching around the beam, which may have been from the original construction. The two noted horizontal cracks were patched at different times with something other than mortar. I did not notice any additional cracking that may have occurred after the patching. Summary Statement The cracking and shifting of the wall is due to the lateral pressure exerted by the soil.. Water saturated soil will exert a greater force on the wall than dry soil; therefore, diverting water away from the foundation is a step in the right direction. Additionally trapped water adjacent to the wall, which freezes, can shift the wall in small increments with each freeze/thaw cycle. From what I could see, the wall does not appear to be undergoing any additional movement since it has been patched. It is possible that the damage may have been due to a heavy rainfall event. To handle a heavier amount of runoff-water from the neighboring yard additional drainage could be created with the use of drain tile. Since the wall has deflected the margin of safety has been reduced and should be corrected. Plumb and aligned walls are always better structurally than cracked and deflected walls. Although aesthetically, a deflected wall may not look appealing, with reinforcement, it can still perform with an adequate margin of safety. To straighten the wall would require excavation on the exterior along with bracing and jacking on the interior. This wall should be reinforced more heavily in the areas between the window openings, and adjacent to each opening. I would also recommend that solid blocking be installed in the first two joist spaces, at each reinforcement location, to transfer the load from the top of the wall into the floor system. See the attached sketch. There are a number of ways to reinforce a masonry wall. Any of the following options would be workable solutions for this particular situation. 1) Install reinforcing bars inside the hollow unit cores and grout the cores solid with concrete 2) Use a fiber reinforced polymer tension strip on the inside face of the wall 3) Use a structural steel section against the inside face of the wall. The member would need to be embedded in the slab and attached to the main floor system. In my opinion, the fiber reinforced polymer tension strip would work well for this situation. It would not be as destructive as saw cutting to install reinforcing bars or as obtrusive as structural-steel, column-type members against the interior of the wall. Fiber reinforced polymer strips are a newer type of technology, therefore, I am including some information on it. if you should have any additional questions or concerns, please feel free to call. From my visual inspection connections & bolts were installed with the correct connectors and the proper edge distances. Cores appeared to be filled properly to the bottom of the wall. There were, however, two items which need to be addressed: 1) Install an additional connection & blocking, similar to the other connections, between the 2 windows spaced 16" apart. The location has been marked on the block wall with a blue marker. It should fit between the two PVC pipes exiting the wall at that location. 2) Add %" plywood (approximately 2'-0"x3'-0") to the bottom of the joist/blocking, where the blocking was notched to fit around a copper pipe (as marked on the blocking with a black marker). Nail the plywood to each piece of blocking with 3- 1 Od nails and along the joist with 12- 1 Od nails (or approximately 3" o.c. along the joist). It should also be noted that the exterior grading should drop a minimum of 6 inches within 10 feet from the outside wall, as recommended by the International Residential Code (11401.3). Le Pas (pronounced: Le Pa) Fr. meaning "the stet' On April 19, 2005, 1 examined the basement walls of the above referenced residence. The following is a summary of the investigation, providing a brief description of the house, the existing conditions, and a summary with recommendations. Description of Residence The house is a 2 story with a full basement. The East wall of the basement between the fireplace foundation and the front (or South) wall is the problematic section. The wall is constructed of 12" concrete masonry units (CMU) in a running bond pattern. The interior length is about 22 feet, 5 inches long and contains 4- 32" wide windows. The top of the wall steps down 8" at about 9 feet from the fireplace foundation. A steel support beam (WI 0x30) bears on the 12" block at the step location. The bearing point is located 2 courses down from the top of the taller portion (or one course down from the top of the shorter portion). (See attached Sketch) An 8" inch thick block was used to in-fill between the beam and the closest window on the taller-wall side of the beam. Below each window is a half-high sill block. Three of the 4 windows have one course below the sill in a stack bond pattern. The two windows in the taller portion are 16" apart with 4 courses of stack bond block between them. Existing Conditions From the exterior it was evident that the top 8" infill-block between the beam and the window was cracked and slightly dislodged. There was also cracking around the beam bearing location. This was likely due to the beam preventing movement at the bearing location, while the surrounding wall area was being pushed in. The wood sill plate appeared to be in line with the top of the masonry, indicating that no slippage had occurred between the masonry and wood framing. The homeowners had created a small swale to divert runoff water away from the basement wall; however, the adjacent neighbor's lot was 3 or 4 feet higher and draining directly into the small swale. On the interior it was evident that the walls were cracked and bowed inward from top to bottom. The 16" stack-bond, section of wall (between the two windows in the taller portion) was cracked horizontally between the 21 and 3 d course down from the top. There was also a horizontal crack between the 21 and 3 ° course down from the top on the section between the last window and the southeast corner. The walls were also step-cracked down from a couple of the window corners indicating some horizontal bending. To measure the deflection in the wall a plumb-line was hung from the ceiling, extending to the floor in two locations. The 151 location was at the 16" section between the windows in the taller portion of the wall. The plumb-line was hung so that it was almost touching the block at the cracked horizontal mortar joint. The measurement at the top of the wall, to the plumb-line, was I%". The measurement near the bottom was 7/8". The 2n° plumb line was hung from the bottom of the beam at W away from the block at the closest point, which was.about one course Le Pas Design, Ltd. Allan & Cheryl Johnson Page 2 Summary Letter below the beam bearing height. The measurement near the bottom was 1'A", indicating a deflection of I%". Most of the cracks had been patched at some time in the past. There was also patching around the beam, which may have been from the original construction. The two noted horizontal cracks were patched at different times with something other than mortar. I did not notice any additional cracking that may have occurred after the patching. Summary Statement The cracking and shifting of the wall is due to the lateral pressure exerted by the soil. Water saturated soil will exert a greater force on the wall than dry soil; therefore, diverting water away from the foundation is a step in the right direction. Additionally trapped water adjacent to the wall, which freezes, can shift the wall in small increments with each freeze/thaw cycle. From what I could see, the wall does not appear to be undergoing any additional movement since it has been patched. It is possible that the damage may have been due to a heavy rainfall event. To handle a heavier amount of runoff-water from the neighboring yard additional drainage could be created with the use of drain tile. Since the wall has deflected the margin of safety has been reduced and should be corrected. Plumb and aligned walls are always better structurally than cracked and deflected walls. Although aesthetically, a deflected wall may not look appealing, with reinforcement, it can still perform with an adequate margin of safety. To straighten the wall would require excavation on the exterior along with bracing and jacking on the interior. This wall should be reinforced more heavily in the areas between the window openings, and adjacent to each opening. I would also recommend that solid blocking be installed in the first two joist spaces, at each reinforcement location, to transfer the load from the top of the wall into the floor system. See the attached sketch. There are a number of ways to reinforce a masonry wall. Any of the following options would be workable solutions for this particular situation. 1) Install reinforcing bars inside the hollow unit cores and grout the cores solid with concrete 2) Use a fiber reinforced polymer tension strip on the inside face of the wall 3) Use a structural steel section against the inside face of the wall. The member would need to be embedded in the slab and attached to the main floor system. In my opinion, the fiber reinforced polymer tension strip would work well for this situation. It would not be as destructive as saw cutting to install reinforcing bars or as obtrusive as structural-steel, column-type members against the interior of the wall. Fiber reinforced polymer strips are a newer type of technology, therefore, I am including some information on it. If you should have any additional questions or concerns, please feel free to call.
