Refer to the drawings prepared by Ulteig dated 4-19-07 for more information. During construction, an ICF lintel at the front of the house over the bay window in the den / guest room was modified for an incorrectly placed top of rough opening elevation. The lower reinforcement and concrete was cut out due to the modification. AWS, the contractor, consulted with Ulteig prior to making the necessary concrete removal. The residence is nearing completion and issuing of a Certificate of Occupancy. The City Building inspector is requesting documentation of our review. The following information was reported during construction by the contractor: 1. The ICF concrete lintel spans approximately nine feet. 2. The concrete depth between the top of the opening and the bottom of the window above is approximately four feet. This full depth was likely placed during two pours, the lower pour being approximately 32" in depth. 3. The lintel is non-bearing with the exception of mono-trusses from the adjacent porch roof, as well as minor tributary floor and roof loading. Upon review, Ulteig determined that the modified lintel is structurally adequate to support all required design loads in accordance with the Code. Please contact Ulteig Engineers if you have any questions or comments.
