RE: Drainage issues
Dear Mr. Bishop,
The purpose of this letter is to summarize my site visit to your property this past Tuesday,
June 25 and discuss the possible solutions to address the issue. The problem area we
looked at is along the west side property line where it meets the neighboring property
(1512 Sherwood Way). The typical way to grade these areas is for the ground to slope
away from both properties toward the lot line with each property sharing equally in the
drainage. In this situation, the neighbor's property slopes all the way to or at least very
near, the property line, thus forcing all the runoff onto your property. Second, it appears
that over the course of years there has been a combination of settling and heaving with
the ground to the point that the drainage no can longer make it to the intended destination
in the street.
The easiest, most economical way to resolve this issue is to re-grade along the side lot
line and recreate the swale that is supposed to be there. This will include removing the
"hump" in the front yard as well as steepening the slope of your neighbor's property
slightly to allow for improved and shared drainage.
In addition, you could add drain tile along the side property line at the same time the yard
is dug up for grading. This tile could either be connected directly to the catch basin in the
street or you could install a pop-up emitter and place it behind the curb in the grass. On
the other end I'd suggest connecting the downspouts of both properties as well as any
sump pump discharge pipes. Finally, installing several small catch basins in the line in
the lower areas will help get rid of any additional surface water that may collect in the
area.
Another option that may be more of a gamble would be to dig or auger down in several
of the low areas along the property line and see if you can get through the layer of heavy

clay and access the sand below. If so, you could then construct a French drain, which is
basically made by filling the hole down to the sand with clear rock, so water can infiltrate
down to the sand layer. The problem with this is that the clay layer is variable, you may
find sand 2 feet down while at the same time you may dig 20 feet down and still not find
sand.
Regardless, I agree with your assertation that this is an issue of not just aesthetics, but I
would say it could also be a potential safety issue since standing water not only attracts
frogs, which you were saying like to frequent the area but more importantly, standing
water is a prime location for breeding and hatching mosquitos.
