The Easement set forth herein is given by, Ross P. Bird, single, whose address is 1611 Skyline
Path, Eagan, Minnesota ("Grantor"), to and for the benefit of and Samuel O. Adedeji and Margaret
A. Adedeji, husband and wife, whose address is 350 Buchanan St. N.E., Minneapolis, Minnesota
("Grantees") on the date set forth below.
WHEREAS, Grantor is the owners of that certain parcel of real estate located in Dakota
County, Minnesota legally described as follows:
Lot 18, Block 1, PRETTY LAN I-LEIGHTS, according to the
recorded plat thereof (the Grantor's Parcel"), and;
WHEREAS, Grantees are the owners of that certain parcel of real estate located in Dakota
County, State of Minnesota described as follows:
Lot 1, Block 1, SKYLINE HEIGHTS, according to the recorded plat
thereof (the "Grantees' Parcel"), and;
WHEREAS, the parties agree that Grantor will convey to Grantees a permanent easement
over a portion of the Grantor's Parcel set forth below,

which is hereby acknowledged by both parties, it is hereby agreed by the parties hereto as follows:

Grantor hereby grants and conveys to Grantees, for the benefit of the Grantees' Parcel,
a permanent easement for ingress and egress purposes and utility purposes over, under and across
that portion of the Grantor's Parcel legally described as follows:
That part of Lot 18, Block 1, PRETTYMAN HEIGHTS, Dakota
County, Minnesota lying southerly of a line drawn in a northeasterly
direction from a point on the south line of said Lot 18 distant 76.45
feet west from the southeast comer of said Lot 18 to a point on the
easterly line of said Lot 18 distant 25.22 feet northwesterly from said
southeast comer, as measured along said southeasterly line, and said
line there terminating.
2. The parties hereby agree that this Easement shall be appurtenant to, and will run with
the Grantee's Parcel, and shall and benefit the heirs and assigns of the Grantees in perpetuity
